Bit of background -
House went on market just before Xmas. Reduced price after Xmas (ambitious to begin with )
Had one cash offer - pulled out (he couldn't turn it into an HMO)

The loft has spray foam insulation which most mortgage companies will not lend on - to remove it will cost me 7k minimum

I have enquired about auctioning it but can not afford to take the hit in what I would get for it after fees and the reserve price etc- I am downsizing but don't want to extend my mortgage and would not be allowed much more anyway (just me , no partner)

So, enquiring about some of these companies that will market houses to other buyers (mostly investors) - no fees so the amount they have offered will be what I get !
The same companies DO offer cash, but, again it is too low what they have offered.

I want OUT of the area - next door has become an HMO and others in the area are creating issues (anti social, gangs hanging around etc)

Anyone used such companies - how did you research which one to use and what pitfalls are there ?

If the sale price is second to the desire to move then I’d try and fund removing the insulation.

I’d agree. Spend £7k getting the spray foam
removed. Then the price you can sell the house for should increase substantially more than £7K as you’ll
no longer be restricted to cash buyers.

Yes, borrow the 7k if you have to. Removing the foam opens you up to the majority market of buyers - those who need a mortgage but will pay more.

What you are looking for does not exist anyway. A company that would market your property for you but not charge you any fees? How would they make any money?!

And even if they charged you no fee, they would be charging the buyer an even bigger fee. So the buyer would offer less than they would otherwise to compensate for this. You’d still end up getting far less than you would on the open market.

No such thing as a free lunch.

Anything over the marketed price they keep

eg Im guaranteed 250 but if it sells for 260, they keep 10k
