How much will all this cost?!

We have a leak from the bathroom, it appears downstairs in the utility every time someone has a shower or uses the loo. Investigated it last year, plumber cut a couple of holes and found the pipe work was really tight.
The fix of silicone round the leak has now failed again and he’s said we have to move the joist, ‘do some brickwork’ and that he can’t help any more basically.
The bathroom is part of the extension.
There are 2 en-suites and 1 family bathroom, all the upstairs pipework goes to this ‘main’ pipe. Apparently it’s been installed wrong, it’s very tight to access, and presumably there’s too much pressure on the joint. But no way of doing anything with the pipework in its current configuration.

we bought the house 3.5 years ago after the extension had been done and it’s been nothing but retroactive fixes - £6k on various roofing issues, likely £3.5k on fixing dodgy render. Now this 😭
Does anyone have any experience with this type of repair? It’s going to be horrendous isn’t it?

I think at this point I’d get a number of trades round for opinions and quotes.
Id seriously think about planning this big picture and almost start again with it. That way you spend more now but get the guarantees and warranties as well as it being done properly.
You can keep repairing but I’m reading in your situation you will be putting an Elastoplast on a broken leg.

My adult DS bought a house that had this plbing issue. He had 2 plumbers round to quote. The first one said it couldn't be fixed it would all have to be taken out and done again. The second said he could do it but it was a very fiddly job as limited space. He had to cut out a piece of ceiling in downstairs cloakroom sort out pipes above his head. He changed a bit of pipe work and repaired ceiling. He also had to go into wall in another place and do similar again. It took almost 2 days and cost £750 including materials. I have used this plumber before many times on my own home and on my btl houses and recommended him to my DS. He's put up a new ceiling for ds. I know he gave DS a good price because I give him quite a bit of work. It can be done but it's a difficult job and some plumbers just want the easy jobs.

Thanks both, I’ve spent the day trying to find some builders and have got a couple coming next week to review the situation. The plumber has agreed to come and do a temp fix (essentially dousing it in silicone) while we find a permanent solution. It just feels so crap that what should have been a ‘done’ house is essentially a pile of crap. We should have bought a do-er-upper and done it properly ourselves 😭😭
