How reliable is Zoopla for house prices?

I put my house on the market about 3 weeks ago and my asking price was very close to Zoopla high conference estimate. However last night I checked Zoopla again for my house now the high conference estimate has gone up by £10k. That seems abit too good to be true. Anyone has similar experience? Should I increase my house s price?

Ballpark but not to be relied on. It looks at what was paid, how the (quite wide) area has increased in that time. Takes no account of improvements or extensions or pockets within larger area. I just looked at mine and it’s least 15% out (too low).

You don"t know it is too low until you try to sell? Zoopla is just complete nonsense, a hangover from the days when people lapped up the property shows on TV and believed that a lick of paint added 50k to the value.

I would get three separate estate agent quotes - Zoopla is over £100k wrong on my house

They use the same desktop valuation software that banks use. I would say they’re broadly accurate if your house is the same as the street. If it’s different it won’t be.

If you’ve listed 3 weeks ago and not sold you definitely shouldn’t be increasing the price by £10k 🤦🏻‍♀️
