Offers on asking price - what was accepted?

I know this depends on many factors but just as a rough guide....if you have moved house or had an offer accepted in the last 3 months, what % of the asking price was accepted. We're in the NW of England, looking at houses circa £750-£850k (so even offering 5% less is quite a chunky number). We've moved 4 times before, last one was 8 years ago but this was the £250-£350k bracket. We've always had under asking price offers accepted, just curious for recent experiences in the price bracket we're looking at. Thank you.

I’m in the south and have been buying flats recently and people are accepting 7-8% under asking, at £850k like you say that’s £782k! I’d start at £800 and expect to pay £815k

We are selling and have just accepted 3.5% under asking price. BUT, it depends whether the asking price is realistic or too high. Today’s market is a bit strange, so asking prices are all over the place. A lot of estate agents we saw asked us as the seller to set the asking price, so it depends how realistic the seller is. I would do lots of online research as to what you think it’s worth then put in a realistic offer below that.

We’re in Jersey so a slightly different market but we’re about to move and had an offer of just over 3% less than asking accepted.

Thanks everyone. We've viewed a few, some prices seem realistic, some not. All the properties have been fairly different so it's quite hard to compare/value them in my head. Some are definitely over priced.

Ignore offering under or over. Just offer what the property is worth to you - and that could be anything in a range from 25% less to 25% more. Ignore any marketing indications such as Offer in excess of, or offers in the range of, or fixed price. They are all just marketing prices. YOU are the market!

Make sure that you use pricing tools such as
houseprices.io and Area360 profile to ensure that the price is roughly right since last sold or for the area generally.

DC has just had an offer of £257k accepted on asking of £260K. Midlands town, landlord selling out.
