why do they not lower the price? Surely Estate Agents are giving them the appropriate feedback.

Because people are taking a long time to catch up with the fact that the post Covid bubble, when prices were high and the market was buoyant, is over. If a neighbour sold an identical house for £500,000 in 2022, people haven’t adjusted their thinking to understand that it’s not worth anything like that in 2026.

Some insist on not reducing the price, so the house hangs around waiting for the one buyer who will pay what they want, but that one buyer doesn’t turn up and the house languishes amongst tumbleweed blowing.

Because they believe their house is worth more. It obviously is to them. Or they have a target that they have to hit in order to make their next move, and if they don't reach that target they will have to stay put.

Just because you want something for less doesn't mean everyone should just give in to you.

my sister has put her with the idea of downsizing now last one has left
house up been on for 7 months she’s very much of the attitude if it sells it sells if it doesn’t it doesn’t no rush and happy to wait years

People in our country have been conditioned to believe that it is their God given right to sit on their arses and make tens of thousands in profit because they bought a house at some point, thats why

Maybe they're mortgaged to the eyeballs and couldn't afford to move for less. There's a property in my area that recently dropped asking price by £55k, however even if they got asking price for it, once you factor in estate agents fees they'd get what they paid for it in 2022 give or take a couple of grand. So I'm guessing the one you shared either they aren't fussed about selling/moving or the numbers don't stack up.

There’s a probate property on our street which is overvalued and has been on for months now. Opposite is a larger house which is being extended and attic conversion, think this is an auction sale. I know which property I’d go for.

The new builds in our area are struggling too, probably overpriced. Just up the road is a vacant plot which hasn’t been developed yet and looks like it’ll be on hold. My boyfriend works in construction for a company who build flats though and they have lots of work so presumably they sell.

Currently trying to sell our flat and I believe DP has been led on by the agents. They've told him it's worth 240 which is what it's been put on at but another flat in our complex has been on the market since January at 220 because they wanted a quick sale but they're still on the market. I think they should be at 200 and we should be at 220 but DP disagrees so we're still on at 240 with only one viewing in 4 weeks

i think people are getting fed up with new builds. The estates always take so long to complete and adopted by the council.
Lots of issues with parking, and the general workmanship of the properties

People often get led on by estate agents overvaluing too, to win the business, and then once that price is in their head they just can't let it go...

There are a number of overpriced properties near me. I'm in a northern town though and there are still a steady flow of people relocating from the Midlands and further down the country that will eventually pay these prices, thinking they are getting a bargain.

Meanwhile, anything sensibly priced is snapped up by local residents within a few days of being on the market because there isn't much of it available, it's still affordable, even on lower wages and they don't want to move too far out because school places are in very short supply...

Plenty of overpriced new build plans being put forward. No mention of any amenities to go with them though. So I can see why less people are putting their houses on the market unless they really have to move. And that's before you factor in the fluctuations in mortgage rates thanks to recent worldwide events. Maybe the sellers need to sell their houses at those prices now, to have a big enough deposit to be able to afford monthly repayments on their next purchase.

Not the responsibility of any potential purchaser, but vendors often test the waters to see what they can get away with. Never seen toilets as flower pots like that before.

New builds hang around because people can't afford to buy them. There is no point in building hundreds of homes that people can't buy. It doesn't help anybody.

I got caught years ago with estate agent promised it was worth £390K I absolutely didn’t think so and I was reluctant to market at 390, cocksure estate agent said totally will get 390 - I put it on for 380 and it took 8 months to sell and went for 350 and house prices went up massively in that time. People forget estate agents don’t work for the vendor or buyer but themselves.

People are finding cost of living hard, everything is going up in price, Trump is erratic - now is not the time to buy a house.

So true. In general the cost of housing needs to come down. Make it like it was when our parents bought a decent house on normal wages.
