Has anyone listed in the last 2 weeks?

Since the new year we’d been gearing up to sell our house. We were finally ready to list this week and I think we might have timed it awfully. The market feels quieter than ever with everything going on Iran.

Has anyone else listed in the last few weeks? Have you had any interest?

Yes x2 houses as DP and I are moving in together.

DP went up for sale on the Monday and did 2 days of block viewings over the Friday and Saturday - ended up with 8 asking price offers and went to sealed bids with 20k over asking.

My house went up for sale on the Tuesday and I had an asking price offer 2 days later.

We saw a house go on the market last Thursday it had 9 viewings last weekend and they rejected our full asking price offer in favour of a cash offer.

The market around here has certainly picked up compared to last summer when I had it on the market. We are in Shropshire.

ETA Shropshire - there are loads lingering on the market for months but the period houses in good locations seem to be selling well again.

That’s great news. I think it was just picking it up here when we was getting the house sorted and then the events in Iran put a swift end to that

If you have only just listed, @YellowDuck1, don't panic. Research your local market carefully, see what is actually selling. If nothing is moving then it appears that everyone is over pricing, taking a far more optimistic view of the market that is not in line with reality. A lot of sellers are simply listing too high and insisting that their home is worth 'x' when it clearly isn't because no one is offering (not directed at you, general comment).
Lots of people assume, incorrectly imo, that the market will improve. I've seen so many comments in the last 2-3 years on here about relisting in the Spring, next year, give it a year or two. My opionion was that things are likely to get worse, rather than better. I would say that more strongly now with the current geopolitical situation, which will have massive effects on the economy if it does not stop very soon!
You mentioned being interested in a new build which has already been reduced. If they are not selling, you may well be able to negotiate a further reduction in AP and/or them paying your SDLT or something. If you really want to move in falling/slow market, price on the lower side and then try to negotiate on your onward purchase.

Well things are likely to get better in that people need to be weaned off cheap debt/low interest rates, a smart move would be for the BOE to raise by 0.25% today, rates should never have left the 5% level in my view, not sure they have the stomach though?

Sorry, that was unclear. I meant that you are saying you can't drop your asking price, because then you wouldn't be able to buy the house you want. I meant that the price you get for your current house determines what house you can buy. It's a different perspective - at the moment it sounds like you're reasoning backwards: the house you want to buy costs a certain amount >> you need to get a certain amount for your current house, when it should be: you sell your current house for a certain amount >> what can I find that is affordable with the money generated from my house sale?

There’s nothing else worth moving to at the moment. All the houses we’ve seen that we like would be around that figure. So unless we can get x amount it isn’t worth us moving with the cost of EA fees/stamp duty etc to consider. Hope that makes sense

It does - I hadn't realised that there was such a limited offer of suitable houses. Good luck with the house hunt!

Mine was officially listed last Friday, but prior to that had two weeks just on social media and EA database which got quite a bit of interest and 6 viewings. I have another 8 viewings booked in over the next week or so. No offers yet but my house is large 5 bed , grade 2 listed, quirky (probably needs a capital Q for quirky tbh) and needs some updating which I can’t afford to do. Feedback so far has basically been that the house is charming with tons of potential but viewers not wanting a project at this time. It’s not for the faint hearted! The EAs are being very good at trying to weed out the people who just want a nosy round a beautiful old house but I always thought it would probably take time and patience to find the right buyer, and that was before the world went to shit!

I think it is priced realistically (100k under the highest EA valuation) and on a £ per sq ft quite undervalued for the size but this takes into account renovation that a new purchaser would want to undertake - and as I have discovered the hard way, no amount of maintenance and repair is ever enough with a historic house. There is always something going wrong and it’s always £££££

Having said that, there is a huge amount of value that could be added for the right buyer and I’m in a great location on the M4 corridor, easy to London and Bristol.

I’m not feeling very optimistic with the Middle East situation and am scared about the knock on effect on UK economy. Being on oil is definitely not a good selling point either 😭. I don’t think I could have picked a worse time to list if I had tried, and I’ve been planning for this for the last couple of years 😩

That’s how I feel too - we’ve been talking about moving for a few years but have only just got ourselves into a position we can list and consider moving. It’s so frustrating. I wish I had held off even a few weeks tbh as by the time anyone starts looking ours will be at the bottom of the list

We have also been talking about moving for a few years. I just keep putting it off and putting it off . I suddenly made the decision to do it and now feeling utter panic. I can’t see anything I like online and we’re moving across the country. It just feels like the worst time to have made this decision but if we don’t do it now we never will. It feels very scary. We have told ourselves that if we don’t find something to move to we will pull out but somehow that doesn’t feel very reassuring. We’ll still have to pay all the marketing costs.
