Mould and damp

i have to live where I work so I am renting out my ground floor flat. The mortgage is actually the same as I take for rent so I am actually making a loss each month because I have to pay the tax on the ‘earnings’. It’s costing me a lot each month and I think I’m just going to put it on the market because I can’t ever see myself moving back to that area anyway.

I have never had a problem with damp or mould before but suddenly the new tenants told me that they are getting mould growing and lots of damp and the plaster in the bathroom has blown because of water getting in

I gave them mould treatment and this seemed to work, and also a dehumidifier. I did a bit of digging about what might be causing the damp and I discovered that it was the gutter overflowing. It took a while to get that sorted as the tenants didn’t tell me they had put off the company I organised to sort it and then didn’t tell me that they hadn’t made a new appointment.

I only knew it hadn’t been done when they chased to ask me about a month later. I did contact the company again but it they didn’t make contact with the tenants, eventually I just got another company and they came a few days later.

So now we need to dry the place out and I have provided the tenants with a dehumidifier and even offered them to have another dehumidifier as well (they haven’t responded to my message offering this though)

Should I be getting a mould company over or should I just wait for the dehumidifier to do its work?

Impossible to know without seeing the scale of the problem. Is it black mould? Has it been removed with bleach? Any new areas of mould coming back? Do you do the inspections or do you have a managing agent that does it?
