Ideas for reconfiguring downstairs layout with garage conversion, WC and utility

We are interested in putting an offer on a house but would want to change the downstairs to include a WC, utility and play room. Any ideas on how to change the floor plan? We are thinking of a garage conversion to create more space. What are people’s suggestions?

We had a house like this and built a full width single storey extension at the back and then moved the kitchen in there. This was accessed via what is your dining room to make an L shaped kitchen/dining/family room. (Kitchen/ diner at back and family room in your dining room. Velux windows in the extension added light to the dining room). You could open the wall between existing kitchen/hall to create a WC in one half, accessed from hall: the other half could be a utility room, accessed from kitchen, making use of existing plumbing.

The survey will probably flag up that this house doesnt have external doors between the conservatory and the rest of the house. This will make that open plan area really cold in winter and really hot in summer unless you put doors in or knock it down.

There is a small cupboard below the kitchen which could maybe be a loo but we dont have the upstairs layout so i dont know where the current toilet pipes go.

The workshop might be a good playroom. You would just knock a door through from the conservatory and make sure it is insulated and water tight.

You could convert the back of the garage, or even just put a connecting door into the new playroom and use it as utility space and a garage.

if you keep the conservatory you need to put doors in to separate it off, it was the first job we had to do in our house!
