Flat roof single storey extensions are pretty common. What are you worried about specially?

I think the bitumen looks at the end of its life to me although I’m no expert. I’d definitely get it checked out. If it does need doing i don’t think it’s too expensive, not like having a new roof for eg.

Flat roofs usually need replacing every sp often, not unusual, when was it last done? I can't see from the picture if it's bad condition

i lived in a flat roofed house 20 years ago and it was an absolute nightmare, always leaking and caused damp problems. However I think with recent development in building tech, maybe not an issue these days. Make sure you get a full survey, if you do decide to purchase.

It's not a deal breaker but as others have said, that one looks fairly old so get some quotes for it being refelted.

I would quite legitimately say that the flat roof looks a bit patchy to me, but I’m no expert so I’d like to get a roofer to come and take a look.

That roof looks in need of replacement. My house is entirely flat roofed. I am well versed with knackered felt/fibreglass/joists/decking. Budget to replace, but looks like a smallish area.

I remember hearing flat roofs leak more but can’t recall who told me! It was more the peeling, no idea if that’s normal or not?

They do leak more. It should not be peeling.

They are definitely more prone to leaks and their lifespan is shorter than a pitched tiled roof, but that’s not in and of itself a reason to avoid a property. It doesn’t mean you will have a leak.

Look for signs of damp or previous water ingress from inside, if you’re interested in the property get a fuller building survey and tell them you have specific concerns about the roof and they will be able to assess it.

Should be 5k to replace worst case scenario.
Wouldn't put me off.
Can't tell what the condition is but you't get s survey anyway surely? And if its not leaking inside then I can't see the problem.

We bought a house with a flat roof. It wasn't as bad as your photo, it needed replacing within 5 yr. The old one wasn't insulated.
We replaced with insulation and a new roof. Never had any issues since.

We did a flat roof extension it was quite small. As others have said it would be relatively cheap to replace if it's small so it wouldn't put me off. We sold the house in a week with several offers and no one questioned or queried it. A certain 25% (something like that) of flat roof is considered fine for insurance purposes also from what I can remember.

Currently buying a house with similar extension roof. Planning to replace it within the next 5 years and have funds to do so (depending on the size, it's not a big expense). An average lifespan of these is about 15 years so it is probably wise to budget for some work down the line.
