HomeLet Rental Referencing

I have fallen in love with a new rental property and the letting agent has told me they use HomeLet for the referencing.

Does anyone have any recent experience of being referenced by them as it seems they do quite a thorough forensic check of your bank account and credit reports. Not just the usual soft search most places do.

Whilst I understand the need for Land Lords to do a check, the one HomeLet does seems quite invasive. Not sure I want strangers analysing my spending habits!

I can well afford the rent if I make some adjustments to my budget but worry that the fact I’ve been living to my means and sometimes slightly above will mean I’ll miss out.

Just for clarity, I have no CCJ/IVA or bankruptcy on my file and did default an account which has now been settled in full but do have a large loan and credit card debt.

I just worried I may fail these quite strict checks!!

I think their checks are pretty standard
Most Referencing processes ask for bank statements (or an open banking link), what exactly have they asked for that you feel is unreasonable?

It’s not so much I feel they are unreasonable, just a lot more in depth than previous ones I’ve had.

I live very much to my means each month so my bank accounts don’t always look healthy but my rent and bills are always paid on time. I think I was just worried if someone saw them they may think I can’t afford the property without giving me the chance to explain that a lot of my spending I would cut back on.

They are usually just looking for regular payments in rather than anything going out.
