Rats - Bexleyheath

Hi, We've recently moved to a property in Bexleyheath in Dec 2025, and have had a constant problem with rodents since then. We're running out of patience and have no idea what to do next.

We've had a traditional pest control company in who have put down snap traps, some limited poison (trying to avoid so they don't die in the floorboards).

We then have paid for one drain company to do a survey where we got visual confirmation of a rat in the drains under the house who then installed some measures.

After this didn't solve the issue, we then had another drain company come in who specialise in pest control, who have said actually these measures aren't of good enough quality, there are a lot of redundant drains under our kitchen, and actually we should maybe dig up our kitchen to install a new manhole under our extension.

Honestly, we don't know what to do next. We're first time buyers who spent what savings we had to purchase what we wanted to become our family home, and can't afford these unexpected expensive renovations on something which may or may not solve the issue. Pest control companies don't seem very confident in any solution other than spending £5,000 to have their own builders come and tear apart the house.

We were meant to have a bathroom renovation start on Monday (9th), but are now wondering if we should delay this until the problem is fully resolved, which apparently could be months.

We still hear them in the walls & floorboards, can't access where we think they are, and are worried about more lasting damage to the house.

Any advice from people who have had similar issues or based in the local area would be super appreciated. The house has become exhausting rather than accomplishment we expected.

We're slightly worried about them dying in the floorboards - how long did the smell last for when this happened? Did you find any companies that would come and remove them from the walls for you, or is that slightly ridiculous?

The smell can last for a few weeks and is awful.

Luckily I couldn't smell it from my flat - they were in the ceiling for me. But upstairs, the smell came through the floorboards.

Because the pest control people didn't find the root of the problem - they only killed the rats and them more came for months and months - it got so bad the guy upstairs who was renting, moved out over it.

That's why it's so important to stop them coming in. It's no use to just keep killing them if they have a rat run up from the sewers, more will come and it just adds to the problem.

The smell might not be so bad through your walls - depends how thick your walls are I guess.

It’s the lining - it’s specialist kit and expensive. However you could maybe go to a regular drain lining company instead as I suspect that Pestology subcontract it

After the initial sticker shock, I've done a bit of a U-turn and got Pestology booked in for later this month.

A lot of the other companies could only do bits and pieces of the needed works, so while I would have saved money would have had to "Project Manage", and I didn't really know enough about it all relates together to have done a good enough job.

We've gone for the 5k option which is externals only, 3 days of work.

Still feel like it's still excessive, but I guess that's the reality when no one else has the expertise.

Really hoping the good reviews are all correct and this fixes our issues. We won't have any money left even if it doesn't! 😂

Okay, thanks for the info!

Really trying to avoid this, but after the proofing is finished the unfortunately reality is that they're be stuck in the fabric of the house. The current plan is we know the 2 areas they're getting into living space, so concentrate on traps rather than poison so that we can hopefully remove them once caught.

Trapping hasn't worked that well so far but if we block them off from the food source then hoping they'll be more likely to be caught.

I hope you get it sorted. If anyone can they will! It’s difficult to explain the stress that a rat invasion causes in the family - we stupidly lived with it for too long because no one we asked seemed to be able to help. Like you we were just relieved that they could do the “whole job” - and it’s been such a relief. I hope you get there soon!

It's causing significant stress, yes! Really not fun at all in our first house together.

Pestology have unfortunately said they couldn't offer their normal 1-year guarantee on this job because they can't influence our neighbors drains (we're in a semi, with very close walls on the detached side), so just really crossing my fingers we don't have to do any further works.

How long did it take for the noises to stop after the work was done? We're estimating around 2 weeks for them to get trapped outside the property when they go looking for food.

For us it was instant because their route in was through a broken soil pipe in our neighbour’s garden. They came out the break into a tunnel they had made alongside the pipe to our house and popped out in our house behind a boxing. After excavating and fixing the broken pipe and digging a new chamber with an anti rat flap, they left it overnight for them to leave and then filled in next day. That was it as we never had a nest inside. I hope it’s as simple for you xx

Hi! We actually got another opinion with CID pest control in the end, as they'd been heavily recommended on here.

We couldn't really afford pestology and I was a little put-off they wouldn't get on the phone with me to talk me through the plans, or offer any kind of guarantee because we're in a semi.

CID have been great so far. They spent a long time doing a free walk around before we committed to anything, then really clearly talking through the findings and what they would suggest. They've been far more thorough at putting down poison around the house and in hard to reach places, and we've seen a significant decrease in activity the past few days.

Good news that there's not been any nasty smells from the house too!

They're coming back next week to put in the drain valves, block entry to the gaps at the sides of the house, and use their partner company to line one of the drains.

I think we're looking at more like £2,300 All-In for both the poison, proofing, and lining works.

Fingers crossed it works, but we're going into it fully knowing that we might have to get Pestology in at a later date if all else fails.

Our pest control company blocked the access point from the drains and we haven’t had a problem since. I think you need a different pest control company. No solution no payment.

Same here. We had a rat nesting in our house, living his best life coming in and out through a no-longer in use drain that ran from the mains in road up under the drive and into the house. Rat guy put one-way flaps on the drains where three came together under the manhole on the drive. So Mr Ratty could exit but couldn’t get back in again. Problem solved… for a couple of hundred quid.

A friend had this in her rental house- rats under the floorboards. Understandably, the tenants weren’t happy. After spending £100s on pest control, to little effect, she installed transponders under the floorboards, that emit sound at a frequency very unpleasant to rats. That took care of it. Worth considering.

My cat has never hunted in her life. I had a mouse a few weeks ago and she just sat there while it ran across the living room floor, then she walked out and lay on my bed.

Quick update - No noises for almost two weeks now! Really hoping it stays this way, as a lot of the drain proofing wasn't actually possible.

Only bad thing is the awful smell coming from our upstairs bathroom, where i assume they're died underneath...

death under the floorboards is unpleasant for a few days, but believe me it is infinitely preferable to having them alive under there for 3 months.

It took us that long to go the poison route and a week later, after the smell had dissipated, that was the end of the rodent problem for us
