Hi, trying to move for DC schools - needing to be near Hammersmith and also within reach of Clapham junction station for the different DC. Any recommendations on areas with a budget of 800-1m?
really like the look of Barnes, Earlsfield and Wandsworth but budget doesn’t seem to get much there.

These are one of the nicest areas of London, you won’t find anything there for less than £1.5m, unless you buy a flat.

Raynes Park is more affordable and has a quick link to Clapham, also New Malden one stop farther, even more affordable

I am also thinking a place like Streatham / West Norwood may work due to links to Victoria. I am not as familiar with those areas so any feedback on the right streets / parts to avoid would be helpful.

I personally wouldn’t move to Streatham. There are some streets in West Norwood which are super expensive and some less so. Maybe visit an estate agent to ask.

There are some nice areas the further west you move - like Surbiton.

The closer to London you get the areas do deteriorate - Streatham has a great high street but it's extremely noisy and quite crime ridden.

All areas are very expensive though

So Wildcroft Manor and Manor Fields have large communal gardens surrounding the flats - Manor Fields has the 3rd largest private garden in London.

It should also be noted that the Barnes properties I linked are conversion flats and thus won’t have the high service charges of the mansion flats.

Anerley/ Penge? Real sense of community, Penge east to victoria would take less than 20 min.

New Malden has a lot going for it not least the fast train line to Waterloo (via Clappers J) but it’s nowhere near Hammersmith.

Does it need to be South London? Geographically, Shepherd's Bush would work, although not sure how far the budget would go.

Yes and she look at Acton, Ealing, Queen’s Park etc

That budget won't go far in QP, but Acton and Ealing are good calls.

The western edge of Brentford near Kew Bridge station is more affordable and coming up fast. Tube from Gunnersby to hammersmith and train to Clapham Junction. Some nice terraces around strand on the green 3 bedroom house for sale in Waldeck Road, Strand on the Green, London, W4

Seconding Raynes Park (having recently moved here with a very similar budget). There are quite a lot of choices here in that price range, good housing stock, frequent trains, it's peaceful and has lots of greenery nearby. I would like it even more if there was a bigger high street but even so it's a nice area to live in.

Thanks for all the responses. Leaning towards South London as second DC has to get back south for school (about 30 mins from Clapham junction door to door).

I will check Ealing / Acton but I suspect those won’t work distance wise.

Do keep any other recommendations coming.

We used to live in Southfields (Wandsworth) and it was really nice. We are now in Barnes which is off-the-scale nice. The lack of Tube means prices are lower than you might think, though still expensive. But for Hammersmith and Clapham connections it would work well. Your budget would still mean compromise and as the 'village' is a conservation area there are very few conversions so limited stock. In central Barnes you prob would only get a 3-bed maisonette (Lyric Road/Lonsdale road area) or a 3-bed mansion flat. In the Barnes-end of nearby Mortlake there are also 3-bed maisonettes (Cowley, Ashleigh and Avondale Roads), some more mansion flats (Cowley Mansions), and sometimes a 3-bed cottage. In north Barnes there are some great mansion flats right by Hammersmith Bridge, though you are a fair distance from the 'village'. Also in north Barnes there are some houses within budget, around Boileau Road, which is okay (but not great) but avoid any built in non-standard construction in that area.

Have a look around Tooting Bec. Easy bus to CJ or you can walk on a nice day. Access to Northern Line, not sure about Hammersmith commute though

Yes Wimbledon Town - Haydons Rd is a good shout.

Checkout the area around South Park Gdns + the poet streets - Milton, Cowper, Dryden
