Well she did tell us that there were 20 people actively looking at flats on their books so if we drop the price she'll be in a better position to get people looking - which resulted in exactly zero viewings and a new excuse of 'the market is really bad for flats right now'. I've not been particularly impressed with how they've handled marketing the flat at all tbh. They're supposed to be one of the good agents for the area though so that's more concerning!

I wish you better luck next time. Try asking for the EA's TwentyInsights stats. These should tell you how successful agents are at selling at the prices they market at. If they don't want to show you then they are obviously not proud of their stats!

One of your issues is still that £225k top floor flat in your block that’s been on the market for ages. I would go with a new EA and try to find out how much the flat in your block that was on the market for £200k actually sold for.

They couldn't tell us - the guy on the phone didn't know what it sold for 🤷‍♀️ they're coming to value ours on Tuesday so I'll see if I can get more info out of them then

Exactly, ring them up and ask the person coming round to check the sold price with the EA who sold it.

Unfortunately it’s second floor (can’t see mention of a lift) so that severely limits your market. Plus there’s no wow factor inside or out. Flat prices are tanking all over. No harm in giving it one last try with this agent but then I’d go back on with another in Feb. Maybe make some interior changes?

I think they are excuses from your estate agents. Maybe this will spur them on to Sell your flat.

It's been a stressful morning. DP and I don't agree on the way forward. He thinks that we should wait at 230 because if we go much lower we're opening ourselves up to not being able to afford what we need to move forward, I think we should just sink it and get on with moving as there are 2 properties nearby that are on for 325 which is entirely doable if we sell quickly at a lower price.

I'll add links to the two properties in a mo - ones a 3 bed house so move in ready and the other is a 2 bed bungalow so we'd need to extend for the kids to have a room each but it's much closer to their schools

When you find out what that other flat sold at then just match that price and then you offer less on your onwards sale.
3 bed house sounds ideal and there will be more coming to market in Sept /Oct too.

@BingAndFlop400 I would do that in a heartbeat, it's convincing DP that getting top dollar for the flat isn't as important as getting on and moving that's the difficult part

Both are ridiculously overpriced, this thread underlines the absurdity of the UK property bubble for me, asking too much so can"t sell, next house stupidly overpriced so can"t buy.

The bungalow would offer more scope longer term to extend up and out. Plus it’s semi detached.with a nice big garden and driveway. The other mid terrace house you wouldn’t need to do much inside straight away but closer to neighbours and squashed in.

I think your husband is being short sighted. It’s not worth putting your life on hold for the sake of ten or twenty grand. In the pushing market, over the long term, you sometimes have to take a loss to move on. If you buy the bungalow, extend and do it up then I’m sure you’d make that loss back in the long term.

Unlikely, the bungalow is probably a money pit waiting to happen, it looks like the place in "Christine" where the guy goes to buy the car, ominous and just wrong.

But if you keep dropping the price of your flat how can you buy a stupidly priced house, especially if the sellers are difficult/delusional?

Most houses do take an offer Teddy. Otherwise you just go on to the next.

The agency that sold next door are coming out today to value ours and DP has just had a call to say they're sending one of the agents that was involved in selling next door so 🤞🤞 we can find out what they sold it for!

He wouldn't tell me exactly what it went for but he did say an offer of 195 was rejected so it's got to be at least 200. Surprisingly the guy that owned it also has 4 other rentals!

The agent said he would value us at 220, 210 for a quick sale. I've planted the seed with DP who didn't seem to take it as badly as I was expecting 🤔 we'll see what happens
