How much should a roof cost?

I know obviously answers will vary wildly depending on house size and location.

We need a full re-roof with tiles, on a semi detached but not the traditional shape, it's kind of a T-shaped roof. We're in north west England.

Had a few quotes between £12k to £30k and having trouble deciding what is sensible.

Could anyone share what they have paid for similar work?

Please don't say "get personal recommendations" or "use a trusted local roofer" - we have exhausted our personal recommendations and none of them turned up.

I've just been quoted £6k for our extension roof (extension is about 6 x 3m).

I'd expect it to be more than double that to do the original part of the house, so maybe £20k if we were doing the entire house.

I'm in SE.

I would have thought relatively cheap since it’s on the house 😉

My daughter's just paid £5000 for a full new tiled roof with felting, sofits and fascias on a 1930s semi in the NE but it is a simple roof and in a relatively cheap area.
Edited to add:
Her roofer did such a good job we've booked him to do our garage.
In our previous house (Victorian School conversion) we were quoted £25-£35k as it was a complicated construction so its all relative.

I was recently quoted £8k+VAT for a 4 bed 1930 semi in the northwest with an open gable roof. This was for full roof with large concrete tiles and included scaffolding and waste. We opted to just do some remedial work for the moment. Cheshire roof repairs was who we used in the end.

check what the quotes include - are they like for like?
eg what's under the tiles.
Scaffolding, waste removal, skips etc

I would look at your local council 'trusted traders' site for a roofer. They have to adhere to certain standards like providing proper itemised quotes and at the end invoices and guarantees. There are so many cowboy roofers out there - I have been caught previously with very poor workmanship on a roof and no paperwork.

We've been quoted approx. £16,000 for full re-roof in the north west.

How much was the remedial work? I assume the roofers said this was fine?
I'm in south Manchester and unsure if I need work done on my roof. I don't see why it couldn't be fixed, if there is an issue, but have a fear of someone going up there and pulling a few tiles off and saying I need a whole roof.
Do people go via their insurance companies? Someone I work with were recently told by their insurance company they weren't covered for work they needed as the roof hadn't been regularly inspected!

CoastalGrey · 25/02/2026 22:54

My insurance company came out and inspected my leaking roof but refused to cover it because it counted as wear and tear. A few years later i contacted them again because I was having problems after the recent storms and was told they hadn’t been severe enough in my area to be covered. I’m genuinely unsure what would need to happen for them to actually pay out 🙄

FlashAbe · 25/02/2026 23:10

We’ve had loads of problems with a leaking roof - had it patched £300, then refelted £1k - now finally going for new tiles with a new contractor. The new tiling is going to cost £7.5k and will be guaranteed. I hate to even think about it.
