Hi everyone 🤍
We’re a young family currently living in London and starting to think about buying our first home.

With a baby on the way, we’re hoping to move somewhere just outside London where life feels a bit calmer, greener and more family-friendly — but we still need a reasonable commute into London for work (ideally around 30–40 minutes by train).

We’re very open and still exploring, so we’d really love advice from people who’ve made a similar move:
• Towns or areas you’d genuinely recommend for young families
• Places that feel safe and nice to live long term
• Good balance between commute and quality of life

We don’t mind which direction (north, south, east or west) — just somewhere with a good community feel and not too far from London.

Any personal experiences, honest opinions or hidden gems would mean a lot — thank you so much 💛. Our budget is £300/325k

Where my boyfriend’s family live it’s in Ewell, Thames Ditton but also places like Banstead, Wallington, Coulsdon could fit your bill. I’d take it you wouldn’t want a huge commute.

Fast trains mean quicker journeys. Eg it takes 10 mins from Surbiton to Clapham junction. Fast trains run from east Croydon and Norwood junction but aren’t far enough out.

300k is such a small budget for anywhere near London these days, sadly. What would you wanting to get for that? If a 2 bed flat would be ok then you should be good. Depending on what you do for work and how many children you intend to have I would maybe re-evaluate if you need to be in this part of the country as a 300k home is probably not going to be comfortable to bring 2 teenagers up in anywhere commutable to central London (probably within an hour, let alone 30-40 min).

300k doesn't get you much in prime commuter land 30-40 minutes from London. You need somewhere with a Station, in my direction nice is St Albans and Harpenden pretty much totally out of your price range, cheaper Luton but I wouldn't recommend, it has got pretty rough and the best areas are still expensive. I think you would have to go further out and checkout fast train services.

Which part of London do you need to be in? If you are moving further out you will be looking at a mainline terminus. Depending on which direction out of London you go that terminus could be Kings cross, St Pancras, Waterloo, Charring x, Euston, Paddington or Victoria to name a few.

Knowing that your workplace is near Kings cross/ Euston will give different recommendations for places then if your workplace is nearer Victoria for example. If your 40 minutes commute time is 30 minutes on a mainline fast train to say kings cross and then a 10 minute walk to work then that gives you more options further afield than your 40 minute commute been mainline train station to kings cross then tube to x station then 7 minutes walk to workplace.
