Need help on London neighbourhoods for DD!

Hi everyone, I have been reading some threads on here and thought some of you may be help me out.

My DD (24) will be moving from Paris to London in the summer for a new job. It's based beside the Westfield in Stratford, near what I believe was the Olympic village. She is used to big cities as went to uni in Dublin and then lived in Paris, but neither of us have spent any time in London apart from a few weekend trips when she was little.

The only memories I have of the East End are from my mother that trained as a nurse there in the 50s, so needless to say I'm clueless, and my ideas of the area are not up to date. From google, seems it has changed a lot.

She is adamant about living alone, so want somewhere safe enough for her without too long of a commute, maybe 20 minutes? She is typical of her age, into pilates, ice coffee, etc., not big into drinking or clubbing though, she's more bookish. I'm not sure where would balance this, since the younger and livelier areas seem to be a bit noisier than she would like, but places without all the matcha and yoga stuff could bore her still. She is also moving with a wee sausage dog, so safety whilst walking him early in the mornings is something to consider. She is also thinking of buying a car to visit us more easily, so preferably want to be outside of the congestion fee area.

She is saying she would like to walk to work, as she does now, but I'm not sure if that is possible in her price range. Her budget is in and around £1,800-£2,000 including bills for a decent one bed. Somewhere like Maryland or Forest Gate seem to be reasonably priced, as are some areas closer to the city like Bow, Mile End, Stepney Green.

Appreciate any suggestions. She's decided her heart is set on some development in the "East Village" of Stratford, seems to be lots of parks and cool pubs etc, but I don't think her budget would stretch. She's reluctant to consider anywhere else...

Vicky Park area is good, Hackney Wick too.
I would avoid the old side of Stratford.
If she wants dog walks, further out Wanstead or Buckhurst Hill have a safe villagey feel, and lots of coffee shops too.

The dog may be a big problem - many leasehold properties that are let to sub tenants forbid pets outright so the owner / landlord cannot allow pets even if they are personally amenable. Landlords are not allowed to take more than 5 weeks deposit by law so this is not a solution.

Stepney Green has some nice bits. Some lovely neighbourhood areas around and crossrail there too

Old Stratford is not as rough as it used to be and Hackney Wick is ok. Some streets will be noisier than others. Maryland is ok and very quick walk to Stratford.

Maryland is a bit desolate, i wouldnt live there...and forest gate has a few nice pockets but an awful lot of druggies and strange people roaming the high st in evenings....wanstead is nice and has the 2 stations on the central line, safe and with nice cafes and parks for walks etc.

Yes, that's why she was so interested in East Village, since it is a dog friendly development. I know there are new laws coming in in May which may make that a bit easier? I read they cannot outright ban pets anymore. It will still be more difficult than France, but she is not moving until July so hopefully with enough time something will come up!

Oh I won't be all helicopter about it!! This is just the first time she is moving to a city without having been there before for an extended period. She will have the absolute choice as to where she lives, but was just feeling a bit overwhelmed at the size of the city and how much choice there is. She has her heart set on somewhere she can't afford, so if there are similar areas nearby, or somewhere within reach, she'd be glad to know I'm sure!

I was thinking more on the central line, Snaresbrook, Wanstead, Msybe South Woodford, Buckhurst Hill. Lots of open space for the dog

If she has a car I would check carefully about parking. Lots of new builds in London don't allow you to apply for on street parking permits. I would agree with others that Vicky park, Hackney Wick and some of the new builds nr Stratford station are all good bets.

She would be open to stretching her budget to the new builds that are pet friendly, but would prefer not to be spending too much if she doesn't have too. I will let her know to search with the pet friendly tag on still!

Yes thats a good thought, she's been filtering for parking but I'll let her know. She doesn't count as having a disability but would struggle to travel to visit us/my family without a car due to her chronic illness.

Car clubs are perfect for occasional use eg zipcar - just pay for mileage. So much better than having to run / park your own car in London.

I had thought of that but myself and DH live in Ireland and she would be taking the ferry to see us, which I don't think is possible with those services.

They brought in resident street parking permits based on the Co2 of the car and my car permit went from £180 per year to £481 per year! Its now £497 this year. The lowest banding is £54 a year, so I'd strongly suggests she looks at parking charges in the borough, if the block has any onsite parking, the Co2 of her car etc etc.

This is very good to know, thank you! She had a 2015 VW Polo (1.2l petrol if I am remembering correctly) and was thinking of the same again. I think that should meet the mark but I will be sure to pass that on. Thank you!!

Brilliant thank you! She's fine on the tube for shorter spells, but my family is in Aberdeenshire and she would struggle immensely on that length of a journey. She also can't fly with the dog so will ferry to us in Ireland. I'm not entirely happy with her having an expensive thing that can be stolen easily, but she's her own woman!

Thanks! She'd shown me flats in that tower before but I wasn't sure what that side of Stratford was like. Seems to be fine from what others have said?

the price of that trip driving to the ferry / taking ferry can be super pricy (the drive is horrible too)

from London I always just do the rail sail ticket always 50£

we always decide against taking the car cos the price gets out of control

Usually we do the Belfast to Liverpool overnight ferry when visiting DH's extended family, or Belfast to Cairnryan when visiting mine. We're up in Donegal so she's used to long drives when she visited us from uni in Dublin, thankfully.

The rail and sail is an option but DD's IBD makes long stints on public transport awfully difficult for her. Even if she's not having a particularly bad time of it she's a bag of nerves thinking one will come during the journey. As she's living in Paris it's usually me or DH that visits her there, she comes home for Christmas and a few weeks over the summer, so thankfully she's used to infrequent visits and won't be shelling out too often!

That's great to hear, I think she's set on being close to work so its good that there are parts of Stratford that aren't East Village that are decent!
