From photos to viewings

Our property has been photographed and went on the market yesterday. We have our first viewing tomorrow (yippee).
When we were preparing for photos we completely depersonalised and ended up with some boxes which we moved around to make space in every room. Obviously we can’t have those boxes at the viewings. So how much do we need to strip back for the viewings?
First time seller so all help and suggestions gratefully received

We left everything apart from personal photos for viewings. Just make sure work surfaces are clear from clutter in the kitchen and there's nothing blocking access to walk around.

This is where your car boot and airing cupboard come in handy! I had a dog when I’ve sold before so put his bed, bowls etc in the boot for viewings. Left photos as they are, and tidied away bottles from the shower when we had viewings (kept everything in a plastic box that came back out between viewings). However, I knew mine would go quickly so it wasn’t much fuss for a week or two.

You don’t need to depersonalise a home to sell it, just declutter.

I'm currently selling my house and when we have viewings it's cleaned within an inch of its life and then I do as others have done above, moved the cat litter boxes, the bins, the recycling containers, all the shampoo etc from the bathroom and put it all into my car boot. Or if you have divan beds, clear out one of those completely and use that as a last minute dumping ground for things.

I haven't taken pictures down though

We had boxes stacked up in several rooms but everything was nice & tidy. House was definitely "lived in" but not a mess.
My OH was WFH in the office but people could stick their heads around the door to have a look.

It definitely does NOT have to look like the photos.

Yeah I put any clutter in the car and drove it round the corner whilst viewing taking place

Generally keep surfaces clear and clutter off the floor
Personal photos etc stored away
When we’ve ran out of space in the past we’ve stashed stuff in the car boot.

edited to add I just spotted I’m not alone with hiding it in the car 😁

Another vote for car! Although when we sold it was a very short notice viewing after work so I actually didn't bother and typically that's the one that ended up offering 🤣

Any pet stuff, hide in the car. Stuff miscellaneous items under the duvets in bedrooms, evenly, so it doesn't look like you're hiding a body, lol. Have a box handy so anything last minute can be chucked in there and taken out.
As long as it's clean and tidy, you'll be ok. Majority of people can look past a 'lived in' house. Oh, and spray some air freshener just before you leave the house. Even if you think your house smells ok, believe me, everyone has stuff they don't notice themselves.

This is what I did. Moved all the clutter into the car.

Also took the dog out while the EA carried out viewings. No sign of dog or their bowls, bed or toys.

It needs to be clean and tidy, but you don’t need to completely depersonalise and hide everything away. Buyers know houses are lived in and will fully expect personal stuff to be there, it won’t stop them buying.
