Hello Mumsnetters,

What do think of this house please ? Thinking I might book a viewing.
I like that it already has planning permission approved for a nice extension.

Is anyone familiar with the area at all?

It seems to have been reduced too. Is the new price a reasonable for the area ?

As @Tarquinosaurus says the kitchen looks 'used' but not in that room.
When looked at carefully it looks like it has been cheaply 'buildered'.
Check out the Property Timeline, the pictures from November 2022 show how little has been done. EPC rating F is impressive!

While the property certainly doesn't warrant a £100k uplift since 2023, the house has been renovated albeit it looks cheaply done. In the old photos there appears to be a storage heater in the hall so presumably plumbing, heating and electricity have been brought up to today's standards. It would be useful to know that before purchasing.

The downstairs flow isn’t very nice. You have to walk through the dining area to get to the Family Room, and that space is already only big enough for a small round table. The door swings outward into that already cramped space as well. I’d say that would be a nuisance.

And you’ll definitely be able to hear people using that toilet while you’re in the “family room”.
