Ground floor extension cost

Hi all - grateful for thoughts on a quote we've had for our home.

We currently have a very old and broken 3.1x3.4m conservatory and we're looking to replace it with a 5.1x3.4m extension. The quote includes:

  1. Removing the old conservatory
  2. Groundworks including moving a manhole cover and tweaking the drainage. Not a storm drain
  3. All brick work
  4. Roofing
  5. Steel beam to support windows etc.
  6. Insulation
  7. Windows and patio doors
  8. Plasterboard and skimming
  9. Painting

The cost has come in around £45k, based in midlands. Really grateful for thoughts - he's a friend who is coordinating it/ he's very trusted and this is his trade so we don't have a cowboy in but want to sense check the overall cost

Very good value. Our ground floor extension likely to cost double. Director cuts include skip hires/emptying?

Yeah we'd need to hire the skip ourselves, a d buy the flooring to lay - so probably another £1k on top!

Agree seems very good value in current climate. Our slightly larger one is costing 80k.

It's ridiculous isn't it. We started by asking Anglian Homes and they quoted £50k just to replace the current footprint (3.1x3.4)

We had 6x quotes for a simple 4x4 extension, no steelwork required, french doors, no bifold. The quotes started at £38k + vat.
We have decided to build it ourselves and we are looking at costs under £13k. I love working on the extension, great contrast to a stressful job. But It is not for everyone.
My husband has a surveying background and is very handy and so am I andThis not the first time we have undertaken such project.

@Robina3000oh I wish we were the same but we're neither handy, and have two children under 5 😂 thank you though, seems like we have a good price

I think that’s good value. We’ve just replaced an old conservatory with a new one with brick walls, warm roof etc but still a conservatory. It came to £27k
