When to sell?

We have a 4 bedroom property in the Midlands and are looking to sell in the next few years as we are moving to Perth in July 2027.
I was wondering when the best time to put it on the market? Are house prices increasing at the moment or is now a bad time to sell as there isnt much increase?

House proces in the midlands have remained steady with projected increase of 2/3% in 2026 but its such a gamble. Right now the market is in a stronger place due to some economic growth and interest rate stabalising and dropping. Also there is no plans for any changes to stamp duty which also helps stabalise prices and the market.

However thats how things look now, 2-3% is that a huge increase on your house value? Doesnt look like its going to boom

If i was you i would be thinking more about timescales. Are you willing to move into rental until your big move?

Say it takes 70-80 days to get your house sold subject to contract
Conveyancing maybe 12 weeks
Thats 22 or 23 weeks total for the process- estimate.

Avoiding rubbish times like over christmas etc, i suppose considering that and when works for you as a family?

Prices aren't going to change significantly in this time frame. You also have no idea how long it will take to sell. It would be exceptional, and probably quite stressful, if all this came together on the perfect dates.

Do you want to risk moving and still owning it? I'd get it for sale now and move into a rental so you are free to plan and move on.

It depends on your area but, in general, prices of detached/more expensive properties have either been falling since around 2022/23 in most areas of the country or have been stagnant in some parts.

See: https://ottaproperty.co.uk/trends, look at 'Raw Data' under Trends and the select your area and detached. I've had a quick look and prices in Midlands areas don't seem to have budged in several years on average.
With the deteriorating economy, I very much doubt we are going to see a boom in house prices. If I were you, I would consider marketing your home soon (this Spring) and then moving into a rental once it (hopefully) sells. One less stress to worry about with your big move.
