Is £35k too much for a new roof?

London/SE prices... eek.
Biggish house with two dormers and a valley. Work will include repointing the chimney. Quote includes materials, scaffold, waste removal etc.
Everywhere I've looked online seems to suggest I should be budgetting for a lot less.
Roofer has already started work where there is a leak - the roof definately needs attention and has been royally mucked up by a previous roofer who screwed me over.
I like him but its a lot more than I was expecting.

Towmhouse £10k for new felt, battens and the replacement of any tiles that couldn’t be reused. Couple of years ago. No dormers but 3 storeys of scaffolding. Quotes ranged from £10k to £32k with the Home Counties trades coming in wayyy cheaper.

Depends on the roof and materials but yes that's in the ballpark for a large roof. Plain Tiles or Slate? Concrete interlocking tiles can be cheaper but don't look anywhere near as nice, and they put a lot more weight on your roof structure.

In 2022 I paid £20k for a plain rectangular roof, 40' x 20', stripped, new liner, battens, reuse and replacement of natural slate, a skip, scaffolding, 2 x chimney repointing and reflashing.South East.
I suspect £35k is about right. Scary.

£10k for new battens, new felt lining, replacing broken tiles that couldn't be reused, firewall and lead flashes, repointing, re-felting the flat roof and the dormer, scaffolding, waste removal. SE.

Seems reasonable to me given the location and size and shape of the roof. A lot of that figure will be the hire of scaffolding.
