House on A3 motorway

We are looking at options to buy a house along the A3 motorway. It’s known to be a slightly polluted post code but its pricing reflects the proximity. And is great value in terms of house itself. Would you take a chance or pull out offer

Theres a few patches of the A3 where is runs through Guildford where it breaches air quality thresholds. They are doing something about it but you might be able to get aig quality reports for the stretch you are looking at from Highways England/Surrey Cc

If it’s Burpham and you have the trees between you and the road it could be ok. Friends who live there don’t seem
too bothered. If it’s the new development near Ripley I wouldn’t be keen. Dense housing and no trees to dull any news.

I'm looking at that development. First of all I said no way as it seemed so loud, went back about 2 weeks ago didnt seem so bad (never been when not raining) but they've got an open day next week every place booked out, and then I was looking at one of the 3 beds on line and that one listing had something like 23k views! I wonder if new build is so popular people discount a lot of issues?

Not necessarily the new builds it’s , an old house. The sound I don’t mind as I think you do hear the A3 from most of Guildford if you pay attention. Hopefully it’s not that loud

I think your point in air quality is interesting though. The traffic is usually moving at a fair pace near there so isn’t stop start which is worse. They appear to be installing acoustic fencing near the road.

Thanks wasn’t looking at the new builds further down towards the bypass

We were going to buy a house near the M27 motorway (whiteley bit) and the noise was absolutely terrible . Especially when it was raining /had rained, had a viewing at rush hour and it put us right off. Imagine sitting outside in your garden and just hearing fast road traffic it’s be awful. And not to mention the pollution for little ones lungs :-(
maybe go and see it at rush hour and see how loud it is? Another thing to think about is at night in the summer, could you sleep with your windows open if it got too hot- or would it be too noisy outside ?
There’s a new build estate being built literally on the m27 motorway now- think it’s foreman homes but they’d build anywhere, they don’t care.

@AliMonkeyit actually borders the park for close to a mile by Roehampton Vale. It veers off after Robin Hood roundabout (going south).

Depends how close. I used to live 2 miles from the m11 and you could hear the traffic at night outside as there was only fields from the motorway to our house, I’m 2 miles from the m5 and can’t hear that at all, too many people between it and me plus a port. Lived basically under a freeway in the USA and barely noticed the sound after a couple of weeks because it was constant, sounds like a river

Had a friend live in one of those houses. It was fine. There's a high fence. Things to bear in mind are ambulances as its right by the Royal Surrey, student houses all around you, light pollution and not being able to open windows at the front in the summer. Lots of break downs on that section of road and depending on where exactly you are, accidents on the A3 will impact your transport as the entire area clogs up.

I live on a more minor A road. You get used to the noise. But it's not pleasant. You just tolerate it after a while.

Trees block site of the road, reduce the noise and also filter the air for particulates. so good all round.

Unfortunately if the trees are off your land then some could come along and hack them.

Also the wind. If the motorway is to the S of you then you will get more pollution than if it is to the north.

If it’s that near busy traffic then personally I’d never sleep. There’s a reason houses are cheap there. If the noise wouldn’t bother you go for it. View the house when traffic is busy.

I live close to a slip road off the A3 but closer to the railway line that runs from Waterloo to Portsmouth. I notice the A3 more than the trains. It’s worse at night as we are semi rural so no other car or people noise.
It’s a very fast road and there is an accident every week ( mostly further south as the slip roads are short). They do impact the surrounding roads though.

I live next to a motorway and it doesn’t bother me at all , very little traffic over night . Might be because I lived in London so am used to it . Tbh where I live I can’t think of anywhere to live where there’s no noise at all. Everywhere is being built on and it’s all next to major roads or train lines of local aircraft
( coast guard / police helicopters )

I live less than a mile from the m4. The flights into lhr are more mnoticeable.
Lock down, there was silence.
