What would you do with this layout?

Hi all,

We're considering a property which has lots of positives, great location, lovely walk into town along footpaths, cathedral views from bedroom, a covered decking area outside that would be great for summer meals (especially messy ones with toddlers!), downstairs bathroom with shower and washing machine and cupboard space so doubles up as a decent utility room.

Trouble is the kitchen is smaller than I would like. It's currently laid out as a kitchen/dining/living room. I had thought about extending the kitchen into the dining room or at least putting in some freestanding units. But then that would take away the dining area. My question: would you be more likely to move the dining room to the annexe room to the left of the kitchen or down into the living room? With two children (a toddler and a newborn) I had been half thinking of using the annexe as a playroom, but if we used it as a dining room that wouldn't be possible. We could maybe use the downstairs bedroom as a playroom but it's a bit out of the way and not terribly practical.

I also really want a pantry area. I was thinking about moving the fridge from that nook on the far left of the kitchen and converting to a small pantry cupboard and moving fridge to the far right wall. We also have a big chest freezer we use loads which would need to fit somewhere, but where? There's a tiled section at the end of the annexe room by the window that might work, but would look a bit odd just randomly plonked there. I suppose it could go in the kitchen but it's really the kind of thing you want a bit tucked away.

Sigh. I'm in a muddle as you can tell. Any thoughts or advice are welcome! We don't need a big formal dining room at all (we basically never entertain) but I do want a table big enough to fit four of us for evening meals etc.

What would you do with this layout?

I’d keep the reception room as a separate lounge. If I was replacing the kitchen I’d move it to the back of the room to the right of the door. I’d have a dining table in front of the windows/doors at the back and a couple of chairs to overlook the terrace.

If you don't need the downstairs bedroom for sleeping then you should definitely get the extra space you need out of it.

Is be tempted to expand the kitchen, and then the reception into a kind of family room, with play space but also a sitting area. Then I'd have the bedroom as a separate little grown up snug for the evenings - so you don't have to sit in the family room with the kids toys etc?

Love that it’s west facing. I wouldn’t use the 4th bedroom as a snug as I think,it’s too small.

Buy it if you love it. Live in it for a bit and then the perfect solution will be clearer. Don’t make any decisions until you work out how your family actually uses the space.

work out how the sun travels around the property and plan your rooms accordingly

East is morning light ( kitchen ) west is evening light , ( living room )

An extension across the back or some doors to allow more evening light in

I'd also consider knocking out the back wall where the sink is and extending that way.

Does the small kitchen contain the washing machine etc or are they somewhere else? Or could they be moved elsewhere?

Is all the drainage at the back? If there's options at the front it makes it easier to move the kitchen to the other end.

Other questions I'd be trying to answer on a second visit:
Is the small section of wall on the right hand side between the French doors and fireplace 60cm deep? If so then it's much easier to run full depth units with appliances along it.

Do you need completely separate dining and sitting in that big room or could you buy a dining table with more comfortable chairs or the bench style with the padded corner seating?

You could have a sitting room and play room downstairs so do you need to make this room so multi purpose or could you zone it more generously into two rather than three spaces.

If you can get all the dimensions then the DIY kitchens planner is good. You could have a play with different layouts to get an idea of how different options might look.

I’d probably switch the reception into the kitchen especially with those French doors leading straight to an outside dining area
I really hate a kitchen set within an all purpose space

it sounds like a great house. Buy and live in it for a year while you decide. The layout looks ok and a small kitchen can be easier for one person cooking to keep tidy and organised.
