There's a house we like very much.
It's not perfect but nothing massively wrong.
It's on for 900k (NW).
The highest comparable house nearby in terms of size sold in November for around 740.
There's a house within a mile away in for 850k and it's in good nice, with a massive garden and no renovations needed. It's an older house though. Almost 1000sqf bigger
Would an opening offer of 800k Ben cheeky in these circumstances?

Ours will sell a lot faster because it's in a different area and prices lower.
We've got an estate agent lined up.

We aren't going to do anything yet because I think it will be reduced. We'll take it from there.

Like the idea of using the same estate agent.

I'm fairly relaxed about it all.
I really, really like this one, but I'll never pay over the odds for anything. Even the most perfect house ever!

Update: we ran all the details through advanced AI and it's valuation was around what we had thought.
We had a second viewing and made an offer but it's been rejected.
Apparently, we are the only people to have had a second viewing and the house will have been on the market two months this week.
We've left the offer on the table but we are walking away for now and wish the vendor, and anyone who is prepared to pay over the odds, good luck!

I was speaking to a friend about this and he has a friend who is involved in valuations etc.
He also looked at the pics/floorplan etc and reckons it's over-priced by at least 50k.
Apparently, the estate agents are known in the industry for over-valuing!
