Block up hall access to kitchen or not?

Looking at offering on a house, but would ideally like to move kitchen into 'sunroom' (brick extension) to create kitchen/diner and add a 4th bedroom somewhere.
The only 'cheap'ish way i can see to do this is by blocking the access to the what will be kitchen/diner, having to access through the living room.
Is this an awful idea?! Or practically ok?
(Have added current floorplan and proposed)
Any advice/ideas are welcomed 🙏

What is the current kitchen space going to be?

If it’s just for occasional use, I think a standard double bed in the current space would fit.

you might have to move the utility door though. Or get a wall/ fold down bed. And then add a door between the larger current space so it can closed off for privacy when people visit (and then you’d have to go through the lounge to get to the kitchen) and that space can be used for storage.

have you looked at how much it is to move the boiler? It might be worth it if you can get a proper fourth bedroom.

Make the lounge the bedroom, and move the lounge into the sunroom? You can block off / put a blind up for the door from lounge to sunroom. And leave the existing kitchen alone!

When a space: large or small, has no window to the outside, essentially it becomes a cupboard and should only be used as such (fire hazard). This includes a roof lantern. Visitors could/would go to a local hotel/lodge or airbnb.

There is no circumstance under which I would sleep in a space without a means of escape in the event of gas leak or fire.

I'm sure someone has come up with this already, and excuse the messy drawing- but have you thought of this in the pic?

Utility extends slightly out and becomes bedroom, utility built behind shower and the rest of the space becomes a hallway to your kitchen. You'd have space to add cupboards/ storage whatever.

I see that you have already blocked the fire exit from the kitchen. If you moved the kitchen into the extension how would the sleepers evacuate from the 4th bedroom in the event of a kitchen fire?

in my opinion this property is already over extended and is a hazardous place of occupation. I would never purchase this property, let alone sleep in it.

@Hhhwgroadk not sure if you missed my post way earlier stating my original plan was obviously impossible due to the lack of window...
Also unsure how it is "already over extended and is a hazardous place of occupation"? All they have done is replace a conservatory with an extension? Everything else is original. There is a means of escape at back and front, the same as any house?

Thank you @RoseRedorDead . I think this may be my best option! And move the door that goes into the utility into the long part of what is current kitchen.

@HappytostayhomeI suppose I meant for you, if your guests can’t sleep on the sofa bed (although ours is very comfy!) Different/more storage in the lounge so you could have some of your bedroom bits in there when they stay.

Whats the upstairs configuration? I assume it’s only the downstairs that has been extended

@maudelovesharoldit’s Sofa Bed Expert. Was a bit nervous as we did it all on line so didn’t try it out beforehand but really pleased with it

@Happytostayhome it seems like a straightforward option. And you could have floor to ceiling storage cupboards out in. It a bench for shoes and somewhere out the way to hang coats.

I would open up the blocked wall at the front so you can walk through from the front door to the kitchen without going through the sitting room. Essentially you're making a long squiggly hall if that makes sense!

The sunroom as the new kitchen that is. Perfect use for that, it'll make a beautiful light kitchen!

Why is there a bedroom 3 on the ground floor - what’ upstairs - it’s a large footprint to only have 2 bedrooms Up there

I’d change the garage door to a window and make that the the bedroom - move the boiler it’s not that expensive

walking through the lounge to the kitchen is really annoying - I have that set up and I hate it

Thanks @RoseRedorDead , yes i think it would be alot more social having the sunroom as a kitchen/diner rather than where it currently is, even though thats going to come with problems of its own 🙄🤦‍♀️

Your structural wall is the one by the garage. The walls in the old garage area aren't structural. It depends on where the boiler is but you could potentially adjust this and ensure it's in the garage not the ultility.

You more the structural entrance to the fourth bed through the hall by means of extending the corridor area.

Personally I don't like walk through lounges. They make the room a lot smaller.

I like @RoseRedorDead’s plan a lot. Structurally fairly simple and gives you everything you need.

You could also fit a couple of big cupboards in the newly created hallway she’s drawn - to make the hallway less L shape and useful for coats, extra kitchen stuff etc.

I like @RoseRedorDead 's plan as it appears to tick all your boxes @Happytostayhome.

The layout of our last house meant you had to walk through the living room (and dining room beyond it) to get to the kitchen. As soon as we viewed the property we knew we couldn't live with that and one of our first jobs (after knocking down the wall between living and dining rooms) was to move the kitchen into this space. It worked so much better bringing shopping straight into the kitchen!

Our current cottage had a similar set up when we bought it 18 months ago. Again we've swapped the layout around, so that the kitchen is accessed directly off the hall. It's a no brainer, imo.
