Floor plan advice - keep small space as utility or walk-in wardrobe?

Hello

I’d be grateful for suggestions! I am planning a renovation. The flat has a small
utility with washing room. It has its own entrance and is next to the main bedroom. Too small for a study. It has 2 lovely original stained glass windows.

I could keep it as a utility or I was thinking to block the entrance and turn it into a walk-wardrobe/dressing with doors from the main bedroom.

(I will be knocking out the wall where kitchen/walk-in wardrobe is to create a bigger kitchen, where washing machine would easily fit.)

Other flats have used this as a guest toilet, but I don’t need that as there are 2 bathrooms.

What would be better? Floor plan and pic of the room attached. Thank you!

I would definitely incorporate that into the bedroom. And extend the kitchen into the room marked as a wardrobe.

Only possible other thing to consider would be putting the laundry in the very large ensuite rather than the kitchen. Not typical of a uk home, but worth a ponder.

You don't want windows in a walk in wardrobe because the sun will bleach the colour from clothes. Can you fit a fitted wardrobe at the top there?

I would remove the wall and make the bedroom bigger. Dual aspect windows are lovely imo.

The bathroom sizes are ridiculous imo as well, but I suppose you're not looking to knock everything through, are you? 🤣

The kitchen is very small so you may want the until space For the washer machine

that space would also make a study - if it’s big enough as a wardrobe it’s big enough as a study but you need somewhere for a washing machine ?

I think I'd put two runs of wardrobes, one behind the bedroom door up to the en suite door and one in the top right alcove and have an armchair to enjoy the stained glass and view.

What a strange layout. I agree with other posters that I would consider knocking the kitchen and walk-in wardrobe together. You could square off a corner around the current wardrobe door and re-locate the washing machine there? Then combine the rest of the wardrobe with the kitchen and get the benefit of a window in there - I would go for a dining table near the window (maybe a bench/window seat) and an L shaped kitchen opposite. The idea of the larger bedroom (getting rid of the washing machine cupboard) and having a wardrobe next to the balcony as suggested by a PP sounds good. But all that is a lot! Maybe better to get a flat with a better layout and save yourself the cost?

I know it's not what you asked, but you could do easily turn this into a 3 bed flat by reinstating the wall between the dining area and lounge, then combining that walk in wardrobe space with the kitchen. You'd get to the lounge via the kitchen.

Fab ideas. You are right - the alcove is a good place for wardrobes.

That’s the plan - add 3rd bedroom and create bigger kitchen/diner.

Layout is awful, I know! It had a lovely feel when I walked in. Sale is going through. The views and balconies are lovely. Got a decent amount knocked off. An elderly lady used to live there and she had very unique taste! Fully pink marble en-suite bathroom! It’s livable for now and I’ll take my time to plan everything.
