Gutters replacement cost

Need some advice on guttering quotes for a 3 bed semi detached! We’ve been quoted £500 just to add a downpipe (currently there is just one for the whole top story roof) to stop our gutters overflowing. However, another guy suggested a full replacement (new gutters + 2 downpipes) for £1,600 including scaffolding. as the old ones are leaking at multiple joints and are very old. He actually put ladder and checked gutters from multiple places.

Does £1,600 sound about right for Zone 5( Bromley , London)? It feels like better value than paying £500 for a 'patch' job on old pipes. Thoughts?

We paid £1600 for new gutters plus new white upvc overclad fascias and soffits to front only . I am not very far from you but we didn’t need scaffolding . I suppose it depends on how big your house is

Thanks, scaffold is needed on one side only and will cost £400( if neighbour does not allow to put the ladder on to their flat roof), so cost for gutters replacement is £1200.

That sounds a lot for just gutters and downpipes

i got ripped off a few years ago for something similar. All they did was attach new gutters to the rotten soffits for £1.5k

2 years laters they all started leaking again because the rotten wood they were attached to started failing and leaking

i ended up having to pay £3k for a complete replacement and throwing away the £1.5k for the patch job

Id get some more quotes

We paid £1800ish for gutters, fascias and soffits on our 3 bed end terrace (Hertfordshire), plus removal of all the old stuff.

That included scaffolding and the gutters were continuous extruded aluminium, so no joins to risk leaks, grids to stop leaves getting in and guaranteed for ten years.

I spent around £3k on 9 metres of new soffits, fascias, guttering and a down pipe a couple of years ago. They weren’t the cheapest options - guttering & downpipe were the cast iron effect ones with a rough texture but made of plastic and more sturdy than the standard shiny plastic ones. The soffits / fascia’s were the cream foiled ones, not plain white UPVC.

We have a 3 storey Victorian semi and paid £1,800 to have new front and side gutters and a new downpipe in Autumn last year. That's in West Berkshire.

It's always best to get another quote from a different company to compare against. If you can afford it I'd have the whole lot done as patch jobs only work for a limited time.

Ecthelion · 08/02/2026 22:46

If comparing quotes remember to compare like for like. Are the existing gutters in Cast Iron and if so are they replacing with Cast, or installing UPVC? Mixing and matching would be strange, best to keep it all in the same type.

Thanks All, still struggling trying to get more quotes but repairers would happily do the downpipe installation(ranging £500-£800) but hesitant to give replacement quotes. We have around 25 meters of guttering that needs to be replaced with 2 new downpipe installation.

@ChateauProvence It is roughly 25 meters of gutters that will be replaced with two new downpipes.

including the scaffold, then £1,600 "in" London is a good price.

the main caveat I would have is as you are a semi make sure that price includes using the CORRECT joining piece, not just a line of sealant and hope for the best.

If the original is cast iron and the replacement you are getting is plastic then you need a proper conversion piece
If plastic to plastic then it is a trivial joint piece

For the future readers, I gave up and going ahead with the replacement for £1200 ( originally quoted £1600, Saved £400 on scaffolding as neighbours kindly agreed to put ladder on their flat roof). It seems like I could be a millionaire if I become a roofer. Further quotes I got were touching £2000 to replace the gutters.
