Floor plan advice - what do you think?

We've just got our drawings back and I am looking for opinions before we submit to planning. Biggest things we wanted to solve were to add a downstairs WC, move dining table out of the open plan living area so we can make a playroom and extend kitchen to have a kitchen diner with either a penninusla breakfast bar or island, not fussed which but need somwhere for DD to perch while I'm cookng as right now she ends of sat on the very cold kitchen floor. We live in a very expensive area for building and have a tight and finite budget so part of our brief was no fancy features, just cheapest way to get the space and layout we need. Does what we have work? Would you change anything? All opinions very welcome we feel a bit clueless.

however
i would hand the kitchen and WC
ie switch to the other side so that you do not have a diagonal route through your dining space

You will lose the window to the WC but can have a roof light and you will have windows on the corridor adjacent to the WC and kitchen ( if you put one in)

@DrPrunesqualer this is what I was thinking the more I’ve looked at the plans, just not sure about the diagonal walkthrough. However DH is adamant he doesn’t want to put toilet on that side as he’s worried about light to the middle room. We’re at loggerheads so wanted to get a few more opinions

I can see where your dh is coming from but the rooms aren’t deep
and there’ll be light from the bay plus if you put a window on the right ( where your kitchen is planned at the moment ) you’ll have plenty of light

In the past selling the properties people really like the walk through with windows and the fact the kitchen retains all the wall space for cupboatds but still has a window. So less claustrophobic than the current design
(although appreciate the breakfast bar really helps in that respect )

Am I reading the plan correctly?

  • You have retained the front two downstairs rooms as they are
  • Then taken the side wall out of the rear return (old kitchen)
  • Is the old back wall of the rear return also gone? Or is that kept as a wall to save money? I ask because it’s currently drawn in solid lines while the side wall is dashed
  • Then add a wraparound new section with side infill and rear extension

Do you have the elevations to match these plans? A roof plan to show roof lights also?

Lastly where is the existing drainage? And how will the loo and kitchen connect to that? I can see you’ve been given an internal down pipe (corner of old back wall/rear return) which it would be good to avoid if you can - but that depends on the roof plan.

Once I get the hang of it better I can maybe suggest some different options.

The solid line where the rear wall was is solid because it’s the line of the proposed kitchen worktop now
Within the worktop depth you can see the dashed line of the original wall

And Ive also just spotted that the side roof will probably be sloped like the neighbour’s so it’s probably 2 velux on the side?

I agree with you that the plan would be better flipped to keep the old kitchen door where it is and then the downstairs loo & kitchen on the left.

That puts the loo nearer the soil pipe too so drains will be easier. Be careful in due course about how the pipes here are connected (no soft pan connections and after Blg Regs have left concrete around the base of the pipe) to avoid rat problems.

I’d say it’s best to work out the drainage plans pre-planning in case you need to move pipes/stacks and it will also help control costs when on site. So getting a CCTV survey now would be a good idea - in my area theres often a shared drain running along the back of the houses and you may have to get a “Build Over “ Agreement - in some cases that dictates where you can dig for the back wall - I have seen cantilever foundations to extend over a drain which clashed with the wall line - but thats not great on a tight budget! The drains probably also turn out to the street in the alley next to your house which can impact on the line of the side wall. If there’s a chamber at the turn you may need to get agreement to get that moved or alter the shape of the extension.

it depends on height of the side infill pitched roof but sometimes you can keep a bit at the top of the back window - to make a high level lay light. Makes the old dining room less dark.

Our loo has no light and it’s fine. If you’ve got limited budget go for both roof lights over the kitchen where youll spend most time. Just make sure to have a good extract fans in both.

i really don’t like toilets which open into a kitchen space. With the loo on the left you could add a partition/door which separates the loo/hall from the kitchen. We had this arrangement and we used a half-half sliding/folding door to make a big cupboard off the hall and put our boiler and washing machine in there. It’s nice they’re out of the kitchen. A big bit of worktop over the machine and theres loads of room for cleaning/laundry stuff out of the way.

I wish we had turned our under stairs into a wall of storage drawers. Might mean you can lose cupboards in the new dining area. I’d also try to move the storage from the new dining to the old dining if possible to keep the nice room by the garden as clear as possible.

Instead of the window to the toilet could you have one or two obscured windows opposite the kitchen?

The plans show you are taking a chimney breast out of the old dining room. Do you need to take it out if the plan is flipped? Could you hollow it out and build a storage wall instead?

Do you need all those kitchen units? We use drawers in the base units which makes the storage more efficient and do we don’t need as much kitchen.

Not sure if you have room but I’d try to fit a sofa in somewhere in the new kitchen/diner - maybe a L shaped kitchen opposite a dining table with bench seats to the outside wall & sofas at the end near the garden?

Lastly ask the architect about the new shared gutter with your neighbour on the Party Wall. How will you build it? And how will you get access to maintain it?

Take your time with the plans. Try lots of layouts out. Even if it costs extra it is always cheaper than changing your mind once work starts. If necessary get cardboard boxes and mock up new walls/block windows etc to give you an idea of what it will be like.
