Viewings - people not on the market

Do you accept viewings from people who are not even on the market yet? We have had so many viewings on our house and I’m completely exhausted by the whole thing. At least 75% don’t even have their house on the market. It just seems pointless.

Is it ok to say viewings only from people who at least have their house on the market or don’t need to sell.

i can understand your frustration but someone who listed their house yesterday and someone who is about to list their house are basically in the same situation so if you didn’t want to impose a blanket rule you could ask the EA to enquire when they plan to list and if the need tk do anything before being able to list. As some others have said, if someone is looking for something specific they may not list until they’ve found it.

But it is all a bit circular. A couple of years ago we walked away from an accepted offer. We were cash buyers so the seller were delighted for us to view, but then 3 mkt he later, they still hadn’t managed to get an offer accepted so we walked away

Yeah we aren’t in a chain currently as we have bought our new house. So just need to sell this one!

Yeah I’m thinking to carry on accepting viewings from people on the market. Just not people yet to go on.

I'm currently viewing properties, just about to put ours on after finding a house we want to offer on. A few years ago we agreed a sale on ours but couldn't find anywhere to move to, so that fell apart. So doing it the other way round this time. Don't always think there just time wasters

I would only put my house on the market if I saw the perfect house I really wanted to buy.

Gosh it’s so hard! Trying to get rid of time wasters. The market is so slow I don’t think anyone who isn’t on the market will sell any time soon. We’ve also had so many viewings.

I think I’ll see how it goes being more strict and if viewings drop off I’ll have a rethink.

I’ve always sold houses first to then be in a position to offer and move quickly.

I get that but what if someone else puts an offer in who is in a better position before you sell yours? Or is that the risk you take.

Agree not everyone is a time waster but I don’t think houses are selling that quickly at the moment. I think a few years ago it was different.

Your estate agent should vet people and only allow them in if proceedable.

They do find out their circumstances and pass this on and then it’s our choice. We have been choosing to show to non proceedable people. But after about 25 viewings I’ve had enough and need to streamline a bit I feel.

My son was looking at houses in a popular area on Saturday and he could only get viewings if he was proceedable.

Can the teens help you to declutter? It shouldn't be taking you hours everytime you need to get the house ready for a viewing.

Dana. K White is brilliant for decluttering. Her system is easy to follow & always makes a space better, not a big mess.so you can just do 5 minutes. You don't have to set huge amounts if time to improve things!

as for who you allow a viewing, it's entirely your choice, but you might be ruling out a buyer. The area they live the market could be moving quickly & they coukd sell quickly, then they could be in a better chain than someone who is technically more proceedable.

So, in short, I'd make it less hassle to accommodate max viewings.

We did have a big clear out and the teens to be fair did help. So it’s a bit easier. I have no idea why it still takes me so long. The dog doesn’t help - I need to ‘de dog’ and hide all traces of him.

I’m also not the tidiest of people so it can descend it to chaos quite quickly between viewings. And I’m also exhausted.

But they can offer, it’s up to you if you accept! Theirs may sell really quickly or they may be a cash buyer.

That's the risk. Selling/Moving is a painful/stressful process, which is was simpler

sell their house first. And it’s not on the market. That’s why I’m loathe to keep getting the house all ready when these people are so far away from being able to out an offer in.

You can accept an offer from a buyer yet to put on the market, that would get them into gear to get going. Better to accept an offer and then wait three months for there's to sell, than not selling at all. Then if some cash buyer comes along in the interim happy days

We haven’t turned any offers down. But people who have liked it haven’t wanted to put an offer in until
theirs is further down the line to being sold.

No. If they loved it they would have offered. Just excuses. As other people have said there really is no issue accepting and somebody then getting theirs for sale. It’s totally normal and gives incentive for them to price sensibly and accept an offer themselves.

It's fair to ask, but equally you could miss out on an opportunity.

We viewed our now house when our previous house was not on the market - although we had recently had several valuations and a chosen agency lined up. The agent we bought through said we could only view immediately before or after an already scheduled viewing which we thought was fair, so we did - which involved a 6am departure to make it in time. We put in an offer on the same day (Saturday), instructed our agents on the Monday. We received offers after two weeks, sold STC and chain complete after three weeks, exchanged within three months of viewing as not proceedable buyers.

You can hold out for the perfect scenario, but you may be waiting some time! Anyone can offer and you can accept whatever you want. Have you found something to buy? Have you been viewing? Have you offered?

why would somebody offer on yours if you haven’t had an offer accepted on something else? Same situation different perspective. Why would somebody accept an offer from you when you “aren’t preceedable”? It’s very rare everything is aligned

I had loads of time wasters when I was trying to sell my home a few years back. And they didn't seem to think that I would mind when they cheerfully announced 'oh, we're just thinking of selling up and moving' aargh!! I had got up early at the weekend after a full week's work to clean, I had postponed plans because I had to stay in and now you're just pissing me around.
