Suggestions to stage/improve utility before house selling

Would welcome any suggestions to stage our utility ahead of getting house ready for sale. I’ve emptied it and amazed at how big it feels already. I know it’s bare looking and needs some touches but I’ve no interior design talent so any suggestions or comments to make it look a little more stylish/appealing would be welcome.

I’m aware toilet lid needs replacing and there are some marks along wall and the silicone on work top needs replacing (previous over-enthusiastic cleaner tried to “clean” it off). The room is 186cm x 245cm. It hasn’t been thoroughly cleaned yet either!

Green plant, fluffy towels, lovely label (doesn’t need to be expensive) liquid soap Will make a big difference. Also consider a runner on the floor and pictures on the wall.

Are you in the US? I find it so bizarre to poo where you do clean laundry. Never seen this unless in student digs.

The majority of bathrooms in Spain and Italy have the washing machines in them

The grey decor is not to my taste but I don't think you should change anything about this to sell. It looks clean and functional and is a reasonable size. Adding extra clutter would be the worst thing you could do. And in my view a lootility is a useful, function use of space. If I was thinking of buying your property that functionality would be what's important, I could paint the walls or put a picture up myself it that's what I wanted the room to look like, but I wouldn't need you to do it.

Oh, just thought, what would perk me up is if it smelled nice and fresh. So maybe something to give it a fresh laundry smell.

It's a cloakroom/utility room, I see nothing wrong with it.

In fact it seems perfectly fine as it is. Why add clutter, remove loo, buy expensive soap. It's a perfectly functional room. It isn't like its the kitchen.

Thanks for all your feedback and those who took time to add useful suggestions. I deliberately emptied it just to show the bare bones. We don’t live in the countryside nor have any animals so don’t use or need a utility room in some of the ways others would. It has been a place to house the washing machine and add some storage for linen, DH’s cycling bits and cleaning supplies. The loo doesn’t tend to get used much but appreciate having it.

I don’t know what the most appropriate term is for the room but it doesn’t matter. I can’t imagine anyone will be put off by it.

Will add towel, handwash, and consider a picture. I don’t want to damage the walls so will think about it. I know above the tiles looks a bit empty. This room was decorated about 10 years ago when grey was probably more popular.

Our elderly neighbour had a loo put in the utility after her DH had a stroke and had difficulty walking. It works very well.

The toilet in the utility grosses me out, to be honest. It looks lonely and out-of-place on its own. Needs a sink and shower to keep it company. Otherwise, it’s fine as it is. I wouldn’t clutter it with a runner and other stuff.

I really like it as it is! I'm a minimalist though.

As long as it's really clean I'd leave it.

I was thinking of proper, matching bathroom sink, and not a utility/kitchen type deal. Although on further reflection, it is a versatile set-up: one person can use the toilet whilst somebody else does the laundry!

Loo roll, handwash, a brightly-coloured towel and change the flowers to pick up the colour of the towel. Simple, unfussy and uncluttered.

Looks good to me. Maybe just a nice hand towel, hand soap and possibly a mirror and/or pictures. Don't go to any great effort though, it's fine as it is. And ignore the people saying you should take out the loo 🙄It's very common to have a loo in the utility (we do) and is a massive bonus for most houses. We even shock horror dry clothes in ours.
