Space vs quiet estate

We've seen two houses we like. One is larger but on a bigger road, the other has the rooms we need, they're just smaller (1250sqft vs 1550sqft) but is at the bottom of a cul de sac. It felt so peaceful and safe. Is it worth needing to be more strategic with our stuff and storage?

Maybe the second gives you the opportunity to declutter, so storage won’t be such an issue. I realised how important having a regular cull of things you don’t use/want/need was, when we moved from a long term house and there were boxes in the loft we’d never opened. Now I go round regularly and see if there are clothes or things we don’t need any more. It helps that I don’t like clutter, so what we have are things that are meaningful.

It's not super busy, but with the other house I can imagine letting dc roam more freely and younger which I like as an idea. There are lots of paths to get places rather than walking along the road.

We could definitely do to ddclutter and will as part of the move.

If the smaller one is still 'big enough' I'd go for that. Bigger and you'll just fill it with stuff

Also Do you have kids? We moved from a busy road to a very quiet one and it's so great to just be able to leave the house on their bikes/scooters and feel safe, or practice up and down the road

The house I’m in now was meant to be a stepping stone house rather than our forever home because it is a bit small. But I’ve never been able to find anywhere as peaceful as our cul-de-sac so we’ve now been here forever! Declutter and choose the tranquil setting.

I’m on a culdesac and it’s wonderful. Kids play out all the time and it feels so cosy.

Definitely the cul de sac if you have young children. Is there opportunity to extend?

We also bought a house in a cul de sac as a temporary thing. Like others I love the fact that no one goes past. It feels safe and secure.

Stamp duty is such a killer. I’d go for the cup-de-sac only after you’ve future proofed matters in your head. Do both houses have the same number of rooms. Will it be too small in five years?
Changing furniture from landscape shape to portrait could be a game changer. Simply by swapping 3 drawer IKEA Malm to taller 4 and 6 drawer ones can create more storage. You will be able to create the illusion of space if you are sufficiently motivated. Good luck.
