Rental advice please

Hi, we’ve just bought a property to be rented out. It’s in pretty good shape, it just needs a few cosmetic details sorted. My question is, if you are renting an unfurnished house would you expect any of the following?

lampshades
curtains/blinds
mirror (eg in hallway)
Bathroom cabinet
lawnmower
washing machine
fridge freezer
(oven and hob are built in)

I’m happy to provide all of the above, but just checking what’s expected before I spend out. Thank you for your help

PAT is not a legal requirement and while it's not a bad idea, it is not much more than a glance at something by an electrician. Another 'tax' on LL effectively

A tax on LL's ? When i worked, we had a technician die because he worked on equipment that was incorrectly earthed or rather had no earth.

Any business that owns mains powered equipment that employees use must be PAT tested... at least it used to be.

The test as well as visual, also tests for safe electrical insulation and earthing faults using test equipment.

Very surprised its not a legal requirement in rented properties, not even inc in the 5 year EICR.

Thats supposed to be moving to a yearly inspection but we don't have enough sparkies - another well thought out idea Kier.

If you can find me a homeowner that has their electrics tested annually, I'll give you the money myself.

Curtains/blinds are all that is required from that list.

Whilst all of the above would be great (!) I would only say lampshades and curtains/blinds as a minimum, all the other bits when I have rented haven’t been provided.

Everywhere I've ever rented or even viewed for renting in unfurnished has always come with a fridge and washer, but this might depend on region and what type/size of property. My thoughts are before you spend money go on rightmove or zoopla and look at a couple dozen listings that are comparable to yours (same city, property size, around same price), because that's what people will be doing. If they have those things, then you need to have them too. It should take 15-20 minutes to check.
