How would you add a 4th bedroom and utility room?

Floor plan is attached. How would you add a 4th bedroom and an utility room to this house? Our renovation budget is maximum 80k

Youd need planning permission but it seems like the obvious answer would be to extend the garage towards back and create utility with access to garden and an extension over the garage towards back to create two bedrooms accessed through what is now bedroom two which could be a great space for a study area or built in storage.

Obviously need to reinforce foundations. Possibly go and have a look and see if anyone else has done similar.

That could be an option but might cost quite a bit more than 80k and also surely you would need an extra bathroom?

Your office / bed 4 becomes the utility and spare loo as it looks close to existing plumbing and the garage becomes another bedroom and office

if you could extend slightly at the front you could perhaps get a porch / small hallway for entry to the bedroom but if you the office the doors get tricky

Convert the garage

Bedroom and en-suite at the front
Utility at the rear

If you put a small lobby between the two the en-suite could be for grd fl use aswell

Most areas do not require planing so you could go ahead under permitted development but always check with the Local planning dept

pink = convert make office/bedroom 4 and bathroom

You should be able to extend out to match the existing kitchen, if you want to make the kitchen even bigger or create a small office and still get bedroom 4 and a bathroom in the garage conversion.

with 4 bedrooms you definitely want 2 bathrooms / shower rooms

Just convert back of garage into utility room. If back of garage gets the sun, put a conservatory type glass house/with clear corrigated roofing on top - makes most fantastic space for drying clothes and will keep heat in kitchen. You don't need the other ground floor back door. Create extra downstairs bedroom bedside study.

Boom, done - made the place warmer, drying clothes a dream, extra bedroom and saved you approx £65k - use this for being less stressed and loving your life & very practical home. A great home uses every spare inch.

Split the master bedroom into 2 rooms.
Change the office/bed 4 into the utility room.
Will cost less than £80,000
