Disappointed with house valuation

House valued at £625,000 to £650,000 by 3 agents but I think it will sell for more to the right buyer. We would consider listing for offers over £675,000.
and willing to wait for the right buyer but feel like agents are just looking for a quick sal. All our previous 4 homes have sold within 4 weeks. Dont really want to list privately but what else can we do

But surely the places you are looking to move to are also dropping in price?

if you’re just moving up the ladder, it’s cost neutral. And you’ll save on tax, EA commission etc.

You can list it for whatever price you want. Why not ask for a million?
Doesn't mean it's going to sell at that price.The agents get paid commission so it's in their interest to sell at the highest price possible. If they're recommending a price range, that is based on their knowledge of the area and market. So it's unlikely that three agents have all undervalued your house.
Buyers do notice when house's go on and off the market, price changes etc. So it may create doubt in their mind about even viewing the property. If you become too greedy, you may never sell it.

If your moving up the ladder it should be more beneficial to buy in the current "offers under" market. If you reduce your £300k house by 10% to sell you reduce by 30k to 270k. Your vendors £800k house reduced by 10% (80k) becomes 720k. Your net saving on the transaction is a useful £40k extra in your pocket. A slumping market is only bad news for downsizers or those exiting the market. For moving up the ladder it's good news..

If 3 “experts” have all valued it the same why do you think they are wrong? Why bother using an estate agent if you think you know better?

Dont mean to derail but I'm ntrigued to know from you knowledgeable mumsnetters if a small kitchen would put people off? Our first agent said dont bother knocking through to the next door breakfast room (we have a dinnig room too). Modern David Wilson.
I posted upthread and we're at the same price point. No interest at all. Lovely house. Illness means we have to move.

I've lived in houses with small kitchens and what I'd call mid sized and I'd definitely be put off both by a small kitchen and by a poorly designed one - although not so much by the last as I'd probably want to rework the kitchen anyway. Basically if 2 people cant do things without hitting each other it's too small. I like something like 3 metres by at least 2.5 - decent enough but not too large. If it's not 2.5 metres wide or more I'd be put off.

If your kitchen is tiny and you actually priced up knocking through then it's a useful thing for an estate agent to be able to say. "Of course if you wanted to knock through it would probably cost about ...."

If it's underpriced, surely it would result in a lot of interest and you could then ask for BFOs which would likely take you to up to your desired amount or more.
But to be honest, I've been watching the market for 2 years as I wanted to sell and agents are actually over-evaluating in order to get people on their books because they're scrutinised on listings and sales. The reality is however, that it's a tough market at the moment so many sellers are having to drop the original valuation.

Not necessarily, demand in many areas is way down on what it used to be, and undercutting the neighbours aspirational price might not mean much if the whole area is over-priced (and demand is down)
