So we’ve seen a property we really like the look of. It needs a new boiler, it’s totally broken. We can get a new one but it’s category 3 for dampness, rot and infestation (dampness related) as there’s signs of rainwater having gotten through the roof (bungalow). Chimney stacks are a 3, walls, windows, ceilings, roofing, electricity, plumbing are all a 2. We’d have max £15k to throw at it initially.

I would run away. That will be thousands and you wojld possibly have issues in the future as well.

we bought a house that needed some work but nothing like this level - everything cost much more than we budgeted and it all took forever. This house is a headache.

It’s been for sale officially since May @TMMC1but it’d previously been listed for sale last year with a different agent. They had a sale fall through this year. It’s valued at £265K, I don’t know if we can offer £215K? Estate agent said they were looking for value, we’re in Scotland where properties go for 10-25% over value depending on location/condition.

It’s been for sale since last year and had a sale fall through. Clearly this one is not going to sell for over valuation, more likely under it.

Scotland usually go over , but under does happen
although home report value takes state into account

if it’s been on the market in that condition for over 6 months it will be worse state

sounds a nightmare

I forgot to say that the value decreased by £5k by the most recent home report.

Sounds like you will need new roof, sarking, and potentially some jCalls? Woodwork treatment, new insulation, guttering, vents... That could easily take your whole budget. Ours was 30k about 6 months ago, but the scaffolding was very tricky and so was a big part of the cost. You'll then need insulation etc.
Floor boards? Subfloor?
Windows? Cills?
You will need to replaster most places, so you might be as well looking to do electrics.
Plumbing? IE the pipes to the radiators, the radiators themselves, the hot water tank, as well as the boiler. You might be able to get grant fundingnfor heat pump, insulation, solar panels.
Infestation is possibly just mice, not surprising in an older house that's in a bad state.
You're going to have to utterly love the house. Realistically you'd do well to get it watertight on your existing budget, and save for the rest.

The boiler is a trivial matter. The other stuff sounds so bad I wouldn't put in an offer. Sounds the sort of property that goes to auction.
