Do our tenants owe rent?

Our tenants gave notice on September 6 and left on October 3. There was a one month notice period. But they’ve only paid until October 1..
Just trying to understand if we are owed anything, or if it’s worth even chasing.

It's almost January. If you were going to chase for two days' rent, you should have done it well before now.

Are you sure? Do you know from the tenancy agreement whether their payment schedule is definitely the calendar month?

If it's 1 months notice in your contract then yes their contract ended on 6th October so they owe you 6 days worth of rent. Whether you can get it is a different question.

You need to check the contract specifically.

When they gave notice did you send them notification of their final day of tenancy and agree this with them?

@HateThese4Leggedbeasts it was all done through an agent, so not sure. @PhantomAfternoonTea they're actually hypothetical dates, it was more recent just wanted to know where we stand

They owe you six days rent. Do you not have a deposit?

I mean you should have sorted this out when they gave notice. I calculated the pro rata rent for my tenant and sent her it in writing before the last payment was due. You can’t do that now! They will quite rightly tell you to get fucked.

@Hels20 I sort of trusted the agency and the deposit seemed to be more about the inventory/state of the house. They looked after the house so I said it was okay to release it

The tenant should have given 1 months notice on rent due date eg 1st of the month. They should have paid last month's rent and then vacated next month on the last day of the month eg 30th or 31st. The moment they give notice you should confirm in writing day they need to have vacated by.

I have had several experiences, both as a renter and a friend of people who rent out houses, that management agencies are bloody useless when things need to be sorted out. However, if the house was left in decent condition I would write off a few days rent. Or ask the agency how they calculated the final payment.

Hi, I rent now (for the last 2.5years) and then I rented for many years before I owned.
I've always rented through an agency and whenever I have given notice they've sent an invoice / email saying when the last rent payment is due, what it is, what time the property needs to be vacated etc and when the deposit will be released back pending final inspection etc.

This is absolutely on them & it's absolutely what you pay fees for. It sounds like they were nice tenants and any discrepancy is going to be an error. There is no way someone would pay all their rent, leave the house in good condition and move on only to short-change you a few days rent. Take this up with the agency and be clear to them if its their mistake then you expect them to cough up and not chase the tenant.

Yes, they seem to be most skilled at avoiding any actual work or sorting things out - the last one I rented through did not do anything about day to day issues except refer to the landlady. The only thing they directly did is refund my deposit - but even then they messed it up. The cat door had got broken, and I had agreed that my landlady would take the cost of a new one from from my deposit refund. But they only gave me that much back - so think giving me £20 and keeping £800. When I queried it, the woman in the office said she thought that was expensive for a cat flap!!!! I found going in more effective than speaking by phone, fwiw.
