DD is keen on this house. She’s asked me for my views- I wondered if anyone knew the area or had any thoughts. House doesn’t have much character at present but I think it could be given a lot more.

The living space seems unbalanced but I guess that’s typical for a 3 floored house. If that suits her needs then so be it.

new builds don’t have to be bland. Point her at this Instagram account if she needs some ideas to give it a bit of warmth and character: /alicegrace_england

I have no idea on the area so can only comment on the house itself. I would not buy it, it is a top heavy house, too many bedrooms with only one open plan living area which appears to be open to the hall. It is a very old fashioned lay out, small kitchen with a big open plan lounge diner, that is not how people live now, I’m surprised it has been built that way. It’s a badly designed house I would stay well clear.

It’s very bland in terms of decor. I’d be tempted to extend the living room
to make a kitchen diner and a cosier living room.

It's massively top heavy. And the kitchen is really weirdly placed. Having a dining table in the same room as the kitchen is, I think, massively preferable to this layout where any dining table would need to be in the living room whilst the kitchen is tucked away. Im not a fan of everything open plan btw I just think a kitchen/diner/possible sofa at back of house with a snug where the kitchen is would work so much better.

There’s not much living space for the number of bedrooms, and I don’t like that the only space for a dining table is in the living room. I wouldn’t have children in that house. If there’s no children and they want plenty of working from home space then it might be ok.

A bit of colour and soft furnishings would transform the rooms.

I'm less keen on the ground floor plan - stairs off the main reception room, and a living-diner rather than a dining-kitchen. As others have said, it's a bit top-heavy.

On the other hand - how bloody expensive? I'd not realised quite how cheap it is round here.

I think it looks like a blank canvas and would see the opportunity in it. The front of the house looks good. Does she like the area? Is the area important to her? I would be making the kitchen into a snug, and move the kitchen to the back to make a large kitchen / dining / family room. If the garage is not going to have a car in it then could that be accessed from the main house with a new door to make a utility? How many bedrooms are needed? Could one be used as a second lounge? I don’t think it should be discounted if it ticks the boxes for location and price. Just needs a bit of work but that’s where the blank canvas comes in handy!

It's a really nice area with excellent links and close to shops. Those houses have a good rep vs. other new builds on the other side of Tonbridge being built on a flood plain.
It's a good price for the area too. Rare to find a house under 700+k

I'm not a fan of new builds preferring houses over 100 years old but it's a blank canvas and no chain so could make it really nice. Garden also good size for a new build.

I can't comment on area/price.

A consideration would be that the open plan nature of it might make it expensive to heat.

Abundance of bathrooms is good, and the storage area on the top floor would be handy.

Neutral decor means it would be easy to make it her own.

Garden isn't very exciting but should be low maintenance.

You could have a summer sitting area in that sunny alcove off the kitchen and just have a dining table in the lounge.

I don't personally like the outward style of the house - its kerb appeal is low for me - but if price/location worked for me, I wouldn't let that put me off.

Well in its favour, it’s a blank canvas, but there’s no dining room or anywhere to put a table to eat off and the stairs go up from the leaving room which means all the heat and noise go straight upstairs.

The way the kitchen is situated makes it seem too small? It's not really my style and I guess I'm not mad on those three storey new builds.

Is it too expensive? Idk the area. I feel like it is just for the house itself.

I'd love to know the story behind the radiator if it's real, but overall its a nice house in a nice (expensive) area, does your DD want all those bedrooms and bathrooms? If so then why not? I don't really see the issue.

It’s on an estate and it has awful narrow roads. I imagine the noise in summer of children screeching will be horrendous.

It's ok but I don't like the reception room with the stairs off it and no doors to close. It looks as though it would be hard to make it cosy.
I don't mind the 3 storey. The house is very bland but you could change that.

We have discounted any house with stairs off the living area as I have heard how much noise can carry upstairs. But as PPs have said, there is very little living space for that many bedrooms.

It has too many toilets for me. It is not necessary to have 4 toilets in a 4 bedroom house.
