Current vs Proposed floorplan help

We completed on our house last week, not moving in for a while so planning some changes to the current floorplan.
So far, we're creating a walkway to move the frontdoor which is fairly straightforward, few doorways being created & few doorways closed up. The idea was just to create a slightly larger kitchen and dining room, just not sure if it seems sensible.

There's another floor downstairs with a main bathroom and two spare bedrooms.

This is where we're at, can anyone see anything potential irritating about our new floorplan? Or have ideas? I'm at the very confused and slightly mad stage.

I think your changes are very well considered and will make the space much more usable and balanced.

Will you be irritated by not having a bathroom on that level? What about making it a jack and Jill bathroom/utility?

Geneticsbunny · 28/12/2025 16:31

Oh... I assumed the second pic is the proposed changes?

BaubleMeTree · 28/12/2025 16:38

I think the walkway is good but things to consider, where are you hanging coats, bags, shoes?

Also I would want to try to keep a toilet at least on that floor if possible, unless you are fine with people walking through the bedroom to access the en-suite.

@Geneticsbunny yes, second pic with walkway is proposed floorplan. Looking at it again, a concern is losing the toilet that is there and maybe should try to keep it. That would mean two toilets on that floor which is maybe overkill.

@BaubleMeTree great minds! Yes,was just thinking the same. Perhaps keep utility toilet and basin just have some overflow storage shelves in that space.
The walkway is not drawn very well, there is plenty of cupboard and bench room by the front door.

Brilliant. We moved into a house with a teeny hall and no storage for coats etc which meant battling past them when trying to get upstairs. It is something I notice on every new build house tour I watch on YouTube. We have now converted the garage, knocked through from the hall so have ample storage immediately inside that room for coats.

I like @disappearingfish s idea of the jack and Jill lootility.

So will the new hallway be an extension, or is it external to the house? And what is to the right? is this a terrace or semi?
Moving a front door might need planning permission if you are in the UK.
If you are happy doing that, the tweaks I'd make to your floorplan:

  • I'd have the door into the dining room much closer to the front door, and then I'd have a cupboard or possibly a small loo at the end of that new hallway. Hallways are wasted space if they have no storage so should ideally be as short as possible.
  • I'd fully remove the stud wall which is the last remaining bit from the old foyer in your new floorplan as I think it make that part of the new dining room not very useable. Assuming that is a stud wall obv.
  • I'm not sure about the fireplace placement, I'm struggling to see how you will place your furniture with it there as that blank wall is a logical place for a sofa.
  • I'd also do a jack and jill lootility as suggested by dissapearingfish
  • the hall and stairs down space seems very large, so that's another area that could be utilised for clever storage maybe.
