I've seen a LOT more listings in my area today. Pretty much all seem on for a lot price wise compared to whats just been selling. Also there are a few from last year which didn't sell but now have come back, at the same price.

I feel like I’m about to become one of the buyers who blinks first, and offers over the odds for a house. I’ve seen a house that I like and that’s been on the market for a while (it’s already been reduced once). I do feel like it’s still over-priced, but the owners aren’t part of a chain, and are ‘happy to take their time…’.

If its somewhere you want to live @MaarvaCarassi and you dont mind paying over what you think you could sell it for, and will be there for a while, then fair enough. One thing I think can catch a lot of people out and I am wary of, is the cost of doing work and upgrades. Which the 'happy to take their time' peoples houses often seem to have. If it's totally done up then maybe worth paying a bit over.

@paddleboardingmum- I think you’re right, it’s so expensive to do any significant work.

I actually think the property doesn’t need a lot doing to it. The estate agent was chatting about how I could change the carpets etc., but I’d be pretty poor for a year or two, so I reckon I could live with them for a while.

Estate Agents often say you could change this or that, sometimes really quite big things like knocking through rooms or doing extensions, as if people have money to burn!

Boxing Day Bounce is as elusive as the Santa Rally for Stock Exchange.
It looks as if we shall be letting ours again. No sensible offer in 6 months. Rents are up so we may as well get the income which will be more than we can get from shares. We still have one other house let to very good tenants. Have checked out a new managing agent.

Cash buyers can offer what they like, many mortgaged buyers get "down valued" by their lender nowadays.
