Where in London can I buy a house for £475-500k?

I'm researching areas to move to next year.
I'm currently in a Victorian terrace house in an expensive part of SE London and am struggling to pay the mortgage.

I have been considering a move out of London, but I do feel quite panicked about it as I've lived here all my life and love it here.
The plan is to buy a house outright, and be mortgage free. I don't want a flat as I may as well have a mortgage, if I'm paying service fees etc.

I'm open to areas, but want to avoid outer London, like Bromley, Bexley etc. I'm open to north and east London.

I'd be up for renovating.

How many bedrooms do you need?
You don't want outer London such as Bexley/Bromley but would you be open to outer London on the north or east side?
Transport, what's needed?
Schools?

I don't want to live on the outskirts of London, I'd rather live in Bristol or Canterbury.

No schools to worry about, and it won't be difficult finding a new job in my field of work.

We're in Romford, I'm originally from Walthamstow but was priced out & moved here as a teenager 20 years ago.
Its fine, honestly. Good connections, 30 minutes on the Lizzy Line into central London, and a bus ride to the Central or District Line.

A lot of people are put off by the underpasses but in 20 years I've never actually had an issue walking through them. The town centre near the station can get a bit rowdy on a Friday/Saturday night but we tend to go to The Brewery instead (which has cinema, bowling, crazy golf, chain restaurants) and there's plenty of nicer pubs and independent restaurants away from the station area.

Raphaels Park is lovely and easily accessible from the town centre, if you drive/get a bus there are lots of bigger country parks nearby and good walks such as sections of the London Loop. The ice rink is a bonus, and there are a number of leisure centres (the council ones in Romford and Hornchurch are quite new and well maintained).

Fairkytes arts centre in Hornchurch is great and would be a good way to build a new community if you are that way inclined. Plenty of yoga /pilates classes etc too.

I doubt I'd get anything is zones 1-2, but 3/4 might be achievable.

Many years ago my colleague wanted to spend £200kish on a flat in / near Wapping

she Did her research, was patient and yes she managed it.

so I’m sure you can do something similar with your budget.

Have a look at SE12 Lee, there are still some nice finds for under 500k.

Lee Station is zone 3 (overland) Grove Park or Mottingham Station are zone 4

Yes, Lee is firmly on my list! It's also in the same borough that I currently live in, so feels safe. I've circled the area just south of the south circular, by Northbrook Park.
Do you you know the area?

Parts of Walthamstow E17 - more north and further away from the station the more price comes down.
Tottenham N17 but price is starting to creep up.
Another poster has already shared East Ham/Plaistow.

Only other thing I'd add is that Leyton/Walthamstow have Warner flats. These are good quality builds, mostly with gardens, many are share of freehold and even the leasehold ones have very long leases.

I've had my own expensive experience with leasehold so I am wary. But would take a good quality Warner flat with the appropriate lease over a mediocre house further out.

Given where you are (I'm guessing) I'd just get on to Rightmove and look for Lewisham borough, houses, priced low to high.

Yes, obviously.
Posting on here, opens my eyes to areas that I don't know about. Areas that are on the up, or that have potential.

Be wary of the Warner flats, it can get noisy as it’s a ‘young’ area. My dn had to sell up and move due to constant parties. East Ham is up and coming but not a very nice area in my opinion although if you’re actively looking for an urban area then it might suit. Lee in Lewisham is a nice residential area close to Blackheath and Catford.
Did you have another thread recently re; moving from Brockley? Both Lee and East Ham will be close to trendier areas.

I like Canterbury and Whitstable (bit cut off and small) but Reform is generally popular in Kent as a whole.

You will quite easily find a house in your price range in Sidcup and parts of Bromley/Orpington.
