Downstairs neighbour keeps complaining about noise, scares all my tenants away

I sublet my flat because I recently moved in with my partner. My second tenant within 6 months just told me that they want to move out because they can’t even walk in the flat or watch TV without the downstairs neighbour complaining. Complains are always about noise during the daytime/early evenings and not late at night. I think anyone living in a flat needs to accept that they might hear neighbours living next door. Other neighbours in the building never raised any issues with one of my tenants. Both tenancies were working couples. I lived there on my own and I’m a very quiet person, I don’t even watch TV, so there might be a bit more noise now than when I lived there, but from what my tenants tell me I don’t think they are doing anything unreasonable, and it’s the second couple having the same issue with this neighbour. What can I do?

Can you get sound proofing under carpets?

I could look into further soundproofing, but there is already a high quality underlay and a thick carpet which should keep noise to an acceptable level.

Have a tap dancer and a drummer live there for 6 months. After they move out your neighbours will never complain again.

Do they complain to you or your tenants, I'd go qnd speak to them, be there when the tenants are at home, see if there is any noise. Is there anything in your lease about subletting, is there a residents committee.

I think you need to visit the downstairs neighbour so you can hear what they’re hearing. It may be that your tenants are particularly loud but don’t realise it. I live under another flat and the owner is very quiet. Unfortunately she moved her boyfriend in 6 months ago and I’ve already nicknamed him Thumper. He’s a real stomper and I assume he has never been told how heavy-footed he is (until now!). He would say he’s just walking around the flat so it’s normal living noise but OMG I will kill him soon. He improved for a month after I gave in and eventually complained but he’s gone back to stomping these past few days. Argh, it’s so unnecessary! It might be that your tenants are stompers.

You're going to have to talk to the neighbor. Try and fine out what the issues are and try and remedy them. Hopefully some simple fixes resolve the issues.
But if it continues and/or they're just super sensitive to noise, then it's a them problem. Some people are not cut out for living in a flat.
You may need to get legal advice on what you can do to stop them harassing your tenants - because that's unacceptable.

Just sell the flat, let it be a problem for someone else, you probably have to disclose this to new tenants so it will always be a drama getting someone to move in.

I have a friend who lives in a flat, ground floor is shops, below her is a young family with a big dog and an autistic child (recently moved in) Whenever I visit my friend I’m shocked at how clearly you can hear the downstairs…. If windows are open in summer you can clearly hear the conversations from inside the shops, and you can hear the child downstairs whining constantly and the parents conversations… you certainly couldn’t talk about anything too secret in her flat !
Used to hear the old downstairs neighbours snoring!!
I personally wouldn’t be able to handle it but friend has lived there a long time now so perhaps is just used to it.
