We’d be selling our house, also a 3 bed detached bungalow, of a similar value to buy this. I love the look of it, the character, but unsure on the E rated EPC!

It's a long way from the beach, the shops and the doctor, but there is an hourly bus.

As there is just one road onto the only bridge, you will need to be patient if you want to get on or off in summer. An accident can block the road for a long time.

There is a ferry to Portsmouth from the far southwest corner, it runs most days durling daylight hours, no bus to it.

The kitchen designer should be taken out back and shot as should whoever picked the bathroom tiles... apart from that I like it!

why you are moving though - it is a geographical move? ie. You want the same type of house but a diff area.
Because moving is expensive!

I think it's charming. The utility looks more like a conservatory and that's probably the killer for the energy rating.

How high is it above sea level? And how long are you planning to stay? If it's less than 50 feet above sea level I would give it a miss.

Love next doors huge tree, but of course all the foliage / leaves are going to drop into your gutters / onto your roof / into your garden
hate the add on ' conservatory/utility/boot room, the back garden photo shows it doesn't even fit ! as I would have built it to the height of the window it is against or higher.
The bathroom, every single person needs to go through the living room to use the toilet.

Otherwise I like it, looks clean and bright. None of this outdated grey everywhere.

I don't think any part of Hayling is 5 metres above the sea.

It might be 5 feet.

I am another who falls into the 'do not buy at sea level, next to a river, anywhere that has possibility of surface flooding etc' because in the next 20 years you will be flooded.

I don't like the floorplan, that would drive me mad. I think it could do with an additional toilet. I don't like the greenhouse/utility room at the back.

The garden is lovely. It's a good space and room to extend into the garage. The kitchen is a good size (although I'd want to change the layout). It's looks like you could just move in, no major work needed immediately.

For me, I would go for it if I had the budget to add in the extra bathroom, convert the garage, build a proper utility room etc.

Not sure i understand these posts. It's all about opinions and you will get half on here that don't like it and half that do. All that matters is that you love the property. Would anyone actually be influenced by some stranger on mumsnet saying "no i don't like it"?

I really like it.

BUT the layout means that either the occupants of the front bedroom have to traipse through the lounge to the bathroom, or someone has a route through the bedroom.

The so called utility room is a dreadful lean to greenhouse, and i would rather have direct access into the garden from the kitchen diner.

There is scope to do some re-modelling especially if you do not need a full sized garage. The current bathroom is small.

It's cute with beautiful gardens. I'd look at flood risk very carefully for a bungalow in this location

I’m afraid it’s not for me. The flow is wrong and I can’t see how it could be improved without adding an additional hallway. The utility room is really a poorly added lean to greenhouse and the kitchen layout is awful.

Garden seems quite nice. 🤷‍♀️

Another vote for the kitchen / diner being odd. It looks to me like someone with a small kitchen moved to much bigger one and just put the units on the three walls.

Massive oak tree next door in close proximity would put me off.

We have huge trees but they are a distance from the house.

I don’t like the lean to at the back, that would have to be redone properly.

it is small and the rooms don’t flow but that might not be an issue for you.

I hate the kitchen/dining area.

It does all look tired and in need of modernisation.

At that age it probably has no cavity wall. I live in a similar age property and it’s just double brick thick with no cavity wall. Which you obviously can’t change.

So the only way you could improve the wall insulation is by external or internal cladding, neither of which I’d be keen on as I suspect it could increase damp problems.

its not necessarily an issue but just be aware that your bills will probably be a bit higher.

But I do agree the kitchen layout is awful. Looks like there’s barely any worktops and what cupboards/worktop there is seems to stop short of where I think it should go to which I’d find very irritating.

I don't know the area at all so can't comment on price/location.

As a house, it's got lots of charm; if location and price were right it would be on my shortlist.

I take those energy ratings with a pinch of salt. Older properties always score badly. If you want a period property, I think you have to accept it will cost more to heat.

You might be able to get a second loo put in at the back of the garage, or replace that 'boot room' thing with a properly built wet room.
