Hi all, we are looking to buy this place but the upstairs layout is a bit funny. We need 4 bedrooms and an office here. But only need an en-suite to the master and a main bathroom. Is there anyway this floor plan can be shuffled to give a full size master bedroom with en-suite. The current master is just too small.. if not possible, I’m open to having 4 bedrooms with 1 en-suite. I’d appreciate thoughts thank you.

Taking out the bathroom between bedrooms 2 and 5 and then pushing back the wall between bedrooms 1 and 2 would give you a larger master suite.

Would it be big enough if you redid the main ensuite and made it smaller by moving the wall between bedroom 1 and it's ensuite over a bit.

Could you take out the built in wardrobes in the master and borrow space from the room behind to build them into, so bedroom 2 would become a bit smaller as a result.
Hard to know without dimensions.
I think the loss of the third bathroom would reduce price/ desirability of the house but if you’re planning to stay a long time maybe that’s not a factor for you.

Remove ensuite to bed 2 and make it the master with bed 5 as the en-suite. It’s next door to existing bathroom so plumbing should be okay. They en-suite to bed 1 could become an office if you move the door on to the landing.

Would appreciate everyone’s thoughts on the ground floor plan also.. we need a bigger kitchen sort of a kitchen/diner setup with a kitchen island, utility, a lounge, a kids play room and garage as is. I’m thinking to make the current lounge the new kitchen? Please let me know your thoughts thank you. @Loveduppenguin

You could take out the large ensuite, then move the wall between beds 1 & 2, so bedroom 2 and its little ensuite becomes main bedroom.
For downstairs I think I'd try to keep the kitchen on the side near the garage, maybe using the family room and have your playroom at the back?

Without knowing dimensions it is hard but this was the easier solution for me.keeps the loo next to the utility. Makes a bigger kitchen diner and a cosy den/playroom

so this is tricky without any proper dimensions, so with that as a caveat..
I did the first one forgetting the need for a study… so had another shot, see images (when they attach)

And downstairs.. how nice is the fireplace in the existing lounge? Which is the door to the garden? Those would determine which of the two sketches I’d iterate

It will cost so much money to move a kitchen and a bathroom that it would almost certainly be more sensible to buy a different house.
