Re-roofing/future proofing for a loft conversion

It’s becoming abundantly clear that we are going to need to reroof our Edwardian terrace. We’d hoped to get another 5 years or so and then do it at the same time as a loft conversion but it’s not going to last that long.

We cannot afford to do a full loft conversion just now (or stomach the stress of it to be honest following major building works downstairs earlier this year), but is there a way to be smart about the re roofing? We would want/need a dormer for the loft, something already done in a lot of houses nearby. If I got an architect to draw up plans for a conversion, could I then just get the dormer put in when they do the roof, and then do the conversion itself in a few years? Or am I missing something obvious?

Any advice very much appreciated.

We were looking at doing a loft conversion before deciding to sell and considered a few options. One was to do the roof first in preparation and the builder advised to get steels put in at the same time. We were going for skylights not a dormer though.

I've looked at this. Either do a conversion or don't. Half way doesn't work well. Lowers value of the house. Building regs can change meaning it'll not get sign off. Can't the roof be patched?

Only at great cost unfortunately… it’s also stressing me out no end. We get so much rain in our area and I feel like I’m always waiting on the next leak.

edited to add: we would definitely do the full conversion eventually, just not in the next 12 months

Thanks. That’s good to know. Think we would need to do a dormer to create enough space.
