Priced out of Tunbridge Wells – where in Kent/Sussex/East Surrey has a similar vibe? (~£500k)

Hi all — looking for some quick advice.

We’re a family with a baby in Tunbridge Wells and love the area — great pubs/cafés, independents, green spaces, loads of kids’ classes, friendly feel. But we’re totally priced out of upsizing in TW/Tonbridge/Sevenoaks. We feel like we’ll have to move right out of the South East to get more for our money, but all our friends, family and life are here!

We’re open to moving further out into Kent, Sussex or East Surrey. Budget is ~£500k for a 4-bed.
We’ve ruled out the immediate local towns we know well (Crowborough, Hailsham, Uckfield, Heathfield) — all fine, just not quite the vibe we want. Not trying to be fussy, we just really like the TW atmosphere.

This time we need somewhere we can grow into and feel happy with the surroundings: good primaries/secondaries, lots of kids’ clubs/classes, a proper town/village centre, a few nice pubs/cafés, safe and friendly.
I work remotely but DH’s job is still in West Kent, so we need a reasonable commute back that way.

If you’ve moved out from TW/West Kent, where did you go? What do you like/dislike? Any towns that still have some life and character without TW prices?

prices have fallen 21% in FR and 3% in TW (according to Right Move)

Hawkhurst? It’s a 15 minute drive to Etchingham for the TW train. Cranbrook grammar catchment, has a Kino cinema, Waitrose, Tesco, a handful of independent shops. I second Tenterden which is absolutely thriving at the moment. Cranbrook is pleasant but suffers from a shit supermarket which has removed footfall from the town and it’s felt a bit tired for a few years now, but it is very pretty.

Crowborough not really near Forest row.
the situation is that the army camp base has been repurposed as an immigrant centre, so lots of immigrant men based there or will be based there. Which is fine except there’s nothing for them to do and they can’t work so locals are expecting trouble .
Forest row is a little bit different, which is fine if that’s what you want. Lots of Steiner schools, organic shops, farming linked to the phases of the Moon sort of things. You would definitely want to visit a bit before deciding that’s for you .

I’d say forest row was a hardcore version of lewes, rather than being like tunbridge well !

No! The economy although i wouldn’t want to live in Crowborough since all the racists started showing their flags

Presumably, forest row prices dropped because there’s no train and doesn’t appeal as much to the down from Londons as TW
