Companies that buy empty properties?

My mum has a house that she owns outright that is in a state of disrepair and due to mental health issues she has buried her head in the sand about it. She lives in rented accommodation instead. She has been approached by a company called Hyjan who want to buy the house from her but is reluctant as she’s worried about being scammed or not given a fair price.

Has anyone had dealings with this company? Or know of any others that are fair and trustworthy?

Many thanks

It's good that Hyjan approached herit means there's definite interest in her property as a renovation project!

  • About Hyjan: They are investors who specialize in buying rundown and probate properties for cash. Reviews from partners (like solicitors) are good, praising their professionalism and speed.
  • The Catch (with all cash buyers): They offer a quick, hassle-free sale, which is a huge benefit, but in exchange, their cash offer will be lower than what the house might sell for on the open market after full renovations.
Your Best Next Steps The goal is to protect your mum and ensure she gets a fair price for a quick sale.
  1. Get a "Reality Check" Price: Before even looking at the Hyjan offer, ask a local independent estate agent for a valuation of the house in its current state. This gives you a crucial baseline.
  2. Compare Offers (Don't Rush!): Tell her to get quotes from 1-2 other reputable "We Buy Houses" companies. Competition is her best friend for getting a fair deal.
  3. Get a Lawyer: Crucially, she MUST use her own independent solicitor to handle the sale. They are legally there to protect her from scams and ensure the contract is fair.
bst of luck
