Offer accepted… but second thoughts about HS2 😕

Hello Mumsnetters,

I’ve had my offer (just around asking) accepted on this house. It seems decent and in a nice area, but it’s about 100m from the HS2 line and roughly 150m from the portal entrance.
I didn’t think too much of it at first, but now I’m starting to worry about how much impact that might have — noise, disruption during works, and future resale value.
Do you think it still seems fairly priced for what it is, or have I been a bit too optimistic?
Would really appreciate some honest opinions!

I would pull out - the noise and pollution no way you need to deal with that if you don’t have to. 100m is VERY close

Having looked at a map, it looks like HS2 is adjacent to existing train and tube lines?

HS2 is fully electric, so it’s not like there will be diesel pollution.

Given the works are fully underway, and it’s already next to trains, I would have thought any impact should already be reflected in the price. I don’t know the local area, but if you’ve been looking around you can probably judge that.

Being next to a railway line is very common in London and suburbs.

can’t comment on works etc for the line as not aware of the extent of that, but i’ve lived close to railway stations / lines in a few properties (all rented) for 25yrs so train noise wouldn’t put me off as such. I assume you’ve been there and listened to current train noise. The unknown would put me off, and for that kind of money I wouldn’t be taking any chances.

Wouldn’t bother me at all. There is another row of houses between you and the train tracks. And the new HS2 trains will be quieter and more modern than the existing lines.

I live three streets away from a mainline train track and can’t say I’ve ever noticed noise unless I listen carefully. I would go back sit in your car near the house and see how much you hear if you’re nervous. That might give to a bit more reassurance on noise levels and frequency.

I used to live 5 min away from there. It is a very expensive area and I think the price reflects this already. My main concern is traffic if I’m honest. Ickenham is a nightmare most days with road works and diversions because of HS2. The proximity to the train station wouldn’t bother me but the whole HS2 thing made me want to choose somewhere else to live. Are you local already? Do you have other reasons for offering in this area?

house is in a nice road and looks nice

That is very very close. There is likely to be noise and vibration within that distance I would definitely pull out.
