Should I buy this house? Pls help!

Please can you check out this Rightmove link and tell me what you think?

Link: House on a hill with a lower ground kitchen

Pros:

  • I LOVE the location. Far nicer than many roads around here.
  • Affordable - most houses are period properties and therefore more expensive - not many come up that we can afford.
  • End of terrace. Noise and having quiet space v important to me for work reasons. We are moving from an end of terrace currently so reluctant to go back to terrace.

Cons:

  • The kitchen is in the basement (it's on a hill), down some stairs, so not on the level when you walk in.
  • Kitchen is small, no space to sit more than 1-2 people at a table in current configuration.
  • It's been listed for sale, then de-listed, 3 times in the past 3 years. Zoopla history suggests it's really struggled to sell. It also didn't sell in 2012.

We could potentially move the kitchen up a level so it's on ground floor when you walk in - but to access the garden you'd still have to go down stairs.

Which one is worse - no direct access to the garden out the kitchen, or kitchen being cut off and not social? Moving it up would make it more sociable.

Would you ever consider this house? Will it be impossible to sell on if I do?

The parking is an absolute disaster combined with the close proximity to a school. I would head down there at school pickup / drop off time and check it out. Having lived by a school once I said never again!!!!!

I would also ask the estate agent the reasons why the property has gone on and off the market. They’re not obliged to tell you but it can be helpful if they do e.g. problems noted on the survey is more problematic than a chain falling apart.

It might just be the photos but the grey carpet in one room has some darker shading on it, suspiciously right in front of the chimney breast. Damp around fireplaces can be indicative of a roof or chimney problem - not necessarily expensive to fix - but can put people off.

The neighbours house is also concerning.

I used to rent in this area in Bristol! Also on a hill with a downstairs kitchen - I loved it.

I think we lived in a very similar house. I lived with the landlady. She converted the front lounge into a bedroom, the back was kept as the lounge/reception so it had a lovely view of the garden and there was a downstairs loo same level as the kitchen. It was a gorgeous house.

She had a sort of table island in the middle of the kitchen which was also good for eating at for 2-3 people.

hell why not say it’s a 4 bed place and lose the living room as well 😂

Yep, the price is just nonsense, you won"t get away with this now that monthly mortgage debt costs have gone up.

Forget about the location of the loo. The biggest problem you'll have is storage space as the footprint is very small. This is very very important. I wouldn't buy anyway

so?
It is all down to what you can afford in that location.
One could argue it is a 2 up 2 down but with an extra floor on the same footprint.
Lots of people manage in houses of that size, and OP does not even have children to need storage for (store the children 😂)

Does it have to be Bristol OP? We’ve got much nicer similar things in Bath on the market for a little less than that and in nicer areas -and only 12 minutes on train to Bristol

To give you an idea this is end terrace in a good area, huge Sainsbury’s and bus stops on doorstep - lots of nice 3 bed cottages and ex councils in a decent area at around £350 to £425
