Trying to work out where we get our downstairs toilet

Floor plan attached.

We originally wanted to put it in the utility room but we also dont want to lose too much room (would still like space for a washing machine, freezer etc)

Anyone who has done this, how much space do we need to lose here realiscally?

Under the stairs is sadly not an option so living space is out.

Got to wait for image to be approved but space is 3.25m by 2.61m

Builder is coming to take a look next week.

We have a large outbuilding which is last resort if this isnt possible

I don't think you have space for one with that layout. I am sure you will cope with just an upstairs toilet.

I'm hopeless spatially, but could you put it in front of the existing sink and put a sliding door or square/curved shower curtain to block loo off when not needed? The existing sink (or a different one) could do for both hand and other washing I reckon. Get a lock for inside the utility room door!

But I cannot visualise the space available so forgive me if this is a daft idea!

Thinking about it, though, having the loo in the utility means that any visitors would have to traipse through ALL of your downstairs rooms to get to the loo. Would you really want that?

I dont think I would mind. There aren't many rooms downstairs. The living room is just one big room.

We have a large bathroom upstairs that could fit a washing machine so not a bad idea if needed

There is a possibility of putting it along the wall of the dining room (the wall opposite the fireplace) but that only works if you move the kitchen door so only works if you are redoing the kitchen anyway…

I'd much prefer someone to go through my kitchen to use the utility loo than go upstairs. That's because I wouldn't like anyone going up there, you'd never know what they'd nose around at, and it might, just might be a bit messy lol 😊

Your utility room is massive - plenty big enough! Especially since you already have a sink. Mine is 3m x 1.8m and has washer, drier, basin and loo in

Of course there's sufficient space! We've previously had lootilities of roughly that size and fitted everything you need in.

Our current lootility is tiny as we recently drastically downsized, but I'd rather have a tiny downstairs loo with space to fit washing machine etc than not have one/only have a utility.

Our - Georgian - house actually had a galley kitchen with huge utility, lobby and separate toilet when we bought it last year. We took the decision to move the kitchen into the main reception room and combine kitchen, utility, toilet and lobby to make a new snug plus smaller lootility. It works for us.

If you've space upstairs @AlexisP90 you could always move washing machine into the bathroom although that's not something I'd want personally as we tend to hang washing on the line whenever possible.

Thats all! We thought it seemed big enough too so great to hear you all think the same.

Some great ideas of ways we could do it - thank you! We dont mind a tiny toilet. Its mostly for convenience rather than needing to be a lovely decked out thing.

Idea of putting across from the fireplace is a good one but we quite like the kitchen as is so maybe thats something for a bigger project down the line.

Not the best drawing, but I think if you change the location of the back door then you can free up some wall space for more units. Plenty of room to get a toilet in too and it's not directly visible from the kitchen in this location.

Hmm yeah good shout. We didnt even think of moving the back door but that could give us quite a bit more space...

I agree with @MotherofPufflings the toilet in the corner possibly with a half wall making it more private would be an option.

You can stack the washer and dryer.

I would enclose the toilet so you can use the room while someone is in there. Just measured my toilet and it's 1.7m long and 90cm wide. That will definitely fit in your space, particularly if you are happy to move the back door. I'd put the toilet in the bottom left corner. The gap between the toilet and kitchen could be a cupboard or fit the freezer. Then the laundry will easily fit on the other walls. You could do appliances under a bench or an appliance tower near the kitchen then bench space, cupboards and shelves along the windows. The sink could be relocated as well to be next to the washing machine.

I've got a combined bathroom and laundry in a 3.1x2.7m space. Very roomy (no bath) as laundry is down one side and bath down the other so the middle of the room is the circulation space. The highlight of my laundry is the pull out pantry 😍Cannot say how much I love it! So perfect for bottles and easy access to everything.

If you wanted to have a separate toilet then you could create an additional doorway from the kitchen. I would keep the toilet on the same side of the room as the sink is, as this is probably where your drainage is located.

I think you'd end up with a utility about 2.6 x 2.1 and a toilet 0.9 x 2.6 which should be fine. You could potentially get units on both sides of the utility if you wanted, but it might feel a bit too cramped.

I think you need to put up a drawing showing the positions of drains, soil pipe and manhole covers, and what is at the sides of your property.

Are the floors concrete, or wood with a ventilated void beneath?
