Advice on a offer needed

Buying a forever home and need some advice. I think I’m overly cautious and overly pessimistic (according to my husband). The numbers:

Asking price - £925k. Old Edwardian house and needs total modernisation and layout remodelling on the ground floor. I have no idea how much this will cost - £200k?

The dilemma, because we own our current flat, stamp duty is going from £36k to £83k. So an extra £46k for a flat I think we will struggle to sell in the current climate. Saving for the refurbishement whilst paying a big mortgage will be tough. Do we just go
for it and hope we can see the flat at some point to pay for the refurbishment?

So much money so im very nervous

I really wouldn't rush into buying this house before selling your flat. It's not a wise thing to do in the current climate, unless you have access to nearly unlimited £££. The house doesn't need complete modernisation and remodelling on the ground floor. I think you have spent far too much time on Instagram! If your dad has a good idea of current prices and experience in the profession, it could be useful to see it with him and get some sort of idea of the costs. It nearly always ends up being more expensive than your budget if you start ripping things up though.

Complete modernisation? Looks like a completely normal semi that hasn't been touched in a while. Looks in good condition so no reason to expect you will need to do anything. Live there for a while and then make changes. But if you know you want the kitchen at the back, I'd be inclined to suggest you wait for another one...
